Answer first: the sq yard is Dholera's most useful comparison unit: multiply per-sq-ft rates by 9 to reach it, divide bigha totals by the contract-defined bigha (commonly ~2,500 sq yd in Gujarat usage) to reach it, and always compare all-in cost per sq yard, never base rates. Example: Rs 900 per sq ft equals Rs 8,100 per sq yard; a 150 sq yd plot at that rate is Rs 12.15 lakh before charges and roughly Rs 12.9 lakh plus after typical government costs.

Dholera pricing arrives deliberately unstandardised: small numbers per sq ft for sticker appeal, big numbers per bigha for acreage romance. One unit, one column, and the fog lifts. This page is that column.

Worked example: three offers, one decision

Offer A: 150 sq yd developed plot at Rs 8,000/sq yd base, plus PLC Rs 400/sq yd, development charges Rs 600/sq yd, fixed charges Rs 45,000. All-in: Rs 9,000/sq yd plus Rs 300/sq yd equivalent = Rs 9,300/sq yd, Rs 13.95 lakh before government costs. Offer B: 200 sq yd at Rs 7,200/sq yd "all inclusive" (verify the phrase in writing): Rs 14.4 lakh. Offer C: raw land at Rs 40 lakh per bigha, contract-defined at 2,420 sq yd: Rs 1,653/sq yd, but agricultural status, so it is not the same product at all. The math surfaces the real question in minutes: A versus B on position and papers, C only as a knowing speculation. Without the column, three incomparable stories; with it, one decision.

The two rules that keep the math honest

All-in or nothing. Base-rate comparisons reward whoever hides more in the annexure; the hidden charges guide lists what to force into the column. Net area only. Rates apply to the plot inside your boundary per the sanctioned layout, not gross super-area constructions. Demand the net figure, then divide the all-in total by it yourself; sellers who flinch at that arithmetic have told you something.
