Answer first: Tata Electronics, with Taiwan's PSMC, is building India's first major commercial semiconductor fab in Dholera. Confirmed: Rs 91,000 cr investment, Union Cabinet approval 29 February 2024, up to 50,000 wafers a month on 300mm, fiscal support agreement signed March 2025, ASML as lithography partner (May 2026), civil construction past the halfway mark with cleanroom installation underway. Reported: first output at mature 90 and 55nm nodes before 28nm, commercial production around mid-2028, first-silicon trials targeted from late 2026. Every emerging corridor claims an anchor tenant. Dholera's is unusual because it is verifiable at cabinet-approval level and physically inspectable from the road. A semiconductor fab is also a special kind of anchor: it cannot relocate casually (the capex is poured into the ground), it demands an ecosystem of suppliers, gases, logistics and housing, and it signals national commitment, since the India Semiconductor Mission covers half the eligible cost.

What the node story really means

In 2026 the plan shifted publicly: first chips at 90nm and 55nm, the mature nodes that power cars, industrial equipment and power management, with 28nm following. Some read this as a downgrade. The sober read: starting at mature nodes is standard practice for new fabs and matches India's actual demand (automotive, EV, industrial electronics). What matters for the region is unchanged: thousands of jobs, a supplier ecosystem, and a factory that must run for decades. The ecosystem forming around it

The Cabinet cleared two additional semiconductor units for Gujarat in May 2026 (one in Dholera, combined over Rs 3,900 cr). Fujifilm signed an exploratory MoU in June 2026 for a semiconductor-materials base at Dholera. TATA Chemicals is named as an industrial anchor in official allotment records. None of these alone remakes a city; together they sketch the supplier-cluster pattern every fab region on earth has followed.

The buyer translation

Fab employment is the first believable source of housing demand in Dholera's story: the SEZ's cited 21,000 jobs, plus construction workforce today. Residential land positioned between the industrial zones and the Activation Area's services sits closest to that demand logic. This is also where sellers overreach, quoting job numbers as if they were move-in dates. Jobs targets are targets; the construction site is a fact.
