Inside vs outside the SIR

Answer first: "inside Dholera SIR" means inside the notified Special Investment Region boundary, ideally inside a sanctioned TP scheme. A well-documented market pattern places projects seven to nine kilometres outside the boundary under Dholera branding. Three checks settle any claim in minutes: the survey number and village against the SIR's notified villages, the TP scheme reference, and position on the development plan map. In writing, every time.

Every emerging corridor grows a penumbra: land around the boundary that borrows the name. Around Dholera the borrowing is industrial-scale, because the name is where the premium lives. Outside is not automatically a bad buy; outside sold as inside is theft of exactly the premium you paid.

What inside gets you that outside does not

The legal frame: DSIRDA planning, TP schemes with deemed N.A. status, the SIR Act's governance. The infrastructure sequence: the plan's roads, utilities and phases are commitments inside the boundary; outside, infrastructure arrives by ordinary municipal luck. The demand story: the fab, airport zone, Activation Area and allotment economy sit inside; outside participates only by adjacency. Adjacency has value, which is why honest outside-SIR projects at outside-SIR prices are a legitimate product. The fraud is purely in the label.

The three-check settlement

Check one: village and survey number. The SIR was formed from 22 villages of Dholera taluka. Demand the village name and survey number in writing, then match against official sources; be aware that circulating village lists carry errors, so we anchor on the survey-number position against the plan rather than name-lists alone.

Check two: the TP scheme question. Inside claims should come with a TP scheme number (one to six) and ideally a final plot reference. "Near TP2" is an outside tell wearing a preposition.

Check three: the map. Position the survey number against the sanctioned development plan. On our site visits this check happens with your own eyes: you will physically feel where built trunk infrastructure ends, which no brochure map survives.

The Pipli-and-beyond pattern

Market observation, stated plainly: clusters of projects around villages in the airport's direction and along approach corridors market themselves with SIR branding while sitting outside the notified area. Some are honest about it in the fine print; the fine print is not where honesty lives. If a seller's answer to "inside or outside, in writing" takes more than one sentence, you have met the pattern.
