Plot shortlisting

Open any property portal and search Dholera. You will drown: hundreds of listings, identical superlatives, no way to tell a sanctioned TP-scheme plot from a hopeful agricultural layout nine kilometres outside the boundary. Shortlisting is us drinking that ocean for you.
What you give us
Five answers: budget (all-in, not just the sticker), purpose (investment, future home, business), horizon in years, segment preference (residential, commercial, industrial), and any constraint that matters to you, such as wanting land only inside a sanctioned TP scheme or only near the Activation Area.
How options survive into a shortlist
What you get back
Two to five options, each with a one-page written brief: exact location with survey and final plot context, TP scheme and distance from the Activation Area, N.A. status, GUJRERA registration number as printed by the developer, the quoted price with every known charge, and our plain-language read on why this plot made the list and what we would still question. If nothing honest fits your brief, the shortlist says so. An empty shortlist is a finding, not a failure.
How options enter the list
Three filters, in order. Legality: the project must show a verifiable GUJRERA registration or, for pure plotted layouts, DSIRDA-sanctioned layout, N.A. status and clean title. Location logic: we weigh TP scheme, road access that exists today, and distance to the Activation Area, expressway interchange, fab zone and airport, because those are the drivers the DSIRDA plan itself prices. Fit: the plot must match your brief, not our convenience. Developers cannot pay their way in, and we hold no plots of our own, so the list has no thumb on the scale.
What shortlisting is not
It is not a ranking of all of Dholera, not a price prediction, and not pressure. Options carry no countdown timers. If a project genuinely has limited units, we show you the developer's own RERA-registered layout so you can see availability with your own eyes.
