Nine Dholera red flags

None of these traps is exotic and none is new; they are the standard kit of every hot land market, tuned to Dholera's vocabulary. We screen all nine before anything enters a shortlist, and we publish the screens because informed buyers keep whole markets honest.
1. The agricultural costume
Farmland at plot prices, renders included. Check: N.A. order or sanctioned TP final plot, in writing, verified against the 7/12. Full guide.

2. Outside sold as inside
The seven-to-nine-kilometre halo economy. Check: village, survey number and TP reference against the plan. Full guide.
3. The unverifiable project
No RERA number, no layout sanction, only confidence. Check: five minutes on gujrera.gujarat.gov.in; for exempt layouts, the sanction-N.A.-title triad must stand instead. Full guide.
4. Assured returns
"Doubles in three years", buyback guarantees, rental promises on empty land. Regulators themselves warn against assured-return schemes, and no government source guarantees Dholera appreciation. Check: ask for the guarantee in the registered agreement, watch it evaporate.
5. The countdown token
"Only two plots left at this price, block yours today." Scarcity theatre is priced into scripts because it works. Check: announce a one-week verification pause. Real projects survive weeks; theatre cannot afford them.
6. The rate without the sheet
A seductive per-yard number, annexure to follow. Check: itemised all-in cost sheet on letterhead before any token. Full guide.
7. The identity shuffle
Brochure brand, marketing company and RERA promoter are three different names. Check: your agreement and payee must trace to the registered promoter; the chain explained in writing.
8. The elastic layout
Brochure shows a garden; filed plan shows plots 41 to 63. Check: compare the RERA-filed or sanctioned layout with the marketing one. Differences are disclosures nobody made.
9. The liquid exit story
"We will resell it for you anytime at market price." Dholera's secondary market is young and thin; anyone promising liquidity is lending you their imagination. Check: read our resale guide, then ask the seller to put the promise in the agreement. See flag four.
