Step 1: Listen
A WhatsApp chat or a call. We ask about budget, horizon, purpose (pure investment, future use, or business), residential versus commercial appetite, and how much risk you actually want. If Dholera does not fit your answers, we say so here, at step one, not after a site visit designed to excite you.
Step 2: Shortlist
We map your brief against what is genuinely available: which TP scheme, how far from the Activation Area, road access today versus promised, N.A. status, developer track record and project documents. Step 3: Verify
Before you fall in love with any plot, the paper goes under the light: GUJRERA registration checked live on the portal, 30-year title chain, 7/12 extract on AnyROR, N.A. certificate, sanctioned layout plan, and the all-in price in writing including every charge. Our due diligence checklist is public; we simply execute it for you.
Step 4: Visit
A guided day from Ahmedabad: the expressway, the Activation Area's built trunk infrastructure, the fab boundary, the airport site, and your shortlisted plots with survey numbers in hand. Abroad or short on time? We run the same route as a live video visit, camera pointed where you ask.
Step 5: Register
Negotiation support, payment schedule sanity check, stamp duty (4.9 percent plus 1 percent registration in Gujarat), deed execution at the sub-registrar, biometrics, and the mutation entry that puts the land record in your name. The transaction is between you and the developer; we stand next to you until the papers are done.
What this costs you
Steps one to three cost you nothing. If you buy, the developer pays us a standard channel partner fee at closing, which we disclose in writing beforehand. If you never buy, the guides were free and we part as friends.
