Verification and due diligence
Every Dholera horror story we have catalogued shares one root cause: money moved before documents did. Verification flips the order. Whether the plot came from our shortlist or another agent's brochure, the paper goes under the light first.
The seven checks, in writing
1. GUJRERA registration. We take the number from the brochure and check it live on gujrera.gujarat.gov.in: promoter name, project name, approved layout, expiry date, and whether your plot number exists in the sanctioned plan. A real Dholera number looks like PR/GJ/AHMEDABAD/DHOLERA/DSIRDA/PN36AA09936/210522, and our public guide shows you how to read one.
2. Title chain. Thirty years of ownership history through the sale deeds and mother deed, looking for breaks, disputes and mortgages.
3. 7/12 extract (Satbara). The live land record on AnyROR Gujarat: who owns it today, what encumbrances ride on it, whether the survey number matches what you were shown.
4. N.A. status. Non-agricultural conversion certificate, or confirmation that the land sits inside a sanctioned TP scheme, which Gujarat treats as N.A. Without this, legal construction is off the table.
5. Layout sanction. The approved layout plan from DSIRDA or the relevant authority, and whether the plot you are buying matches it in size and position.
6. Encumbrance certificate. Registered charges, loans and claims across three decades.
7. The all-in price. Every charge in writing: PLC, development, maintenance, legal, club or society formation, so the number you compare is the number you will pay. Our hidden charges guide lists what usually hides.
