What the law actually says
NRIs and OCIs can buy residential and commercial immovable property in India under FEMA's general permission, paying through NRE, NRO or FCNR accounts or normal banking channels. Agricultural land, plantation and farmhouse property are off the table. A Dholera plot that is N.A. or inside a sanctioned TP scheme falls on the permitted side; an agricultural survey number does not, whatever the brochure says. This single check has saved more NRI money than any other line on this site.

The honest caveat
Distance should change your process, not your standards. We recommend NRI buyers hold the same line as local ones: verified RERA project, N.A. or TP-scheme land, clean 30-year title, all-in price in writing, and one physical touchpoint (yours or your PoA holder's) before registration.
