Dholera price trends

Price is the question every Dholera page gets asked and most answer dishonestly, with false precision in either direction. Here is the truthful version, and more usefully, the method that gets you a real number.
Why no clean number exists
Three structural reasons. The market is primary-dominated: developers set list rates project by project, with negotiation and charges shifting the real figure. The registry lag: registered considerations (the honest dataset) surface slowly and partially. And unit soup: quotes travel in sq ft, sq yard and bigha, scattering comparability. Any site quoting "the Dholera price" to the rupee is quoting one seller's list rate as a market.
What verifiably moves price (direction, not amount)
From the plan's own logic and observed listings: proximity to the Activation Area (the built core commands the premium); TP scheme status and final plot allotment (legality is priced); N.A. status (buildability is priced); road width and corner position within layouts; and proximity to the expressway interchanges and the airport zone. Since March 2026, "driven minutes to the interchange" has visibly entered seller vocabulary, which tells you what buyers are paying for.

The method: from range to real number
One: collect written, itemised all-in quotes (not phone rates) for two or three comparable verified plots. Two: convert everything to per-sq-yard all-in using the conversion table. Three: position each against the drivers above: scheme, minutes, status. Four: check the parcel's official guide-value context via the jantri framework for duty budgeting. Five: negotiate the outlier. That five-step loop, which is exactly what a shortlist brief performs, produces a defensible number in a market that publishes none.
On appreciation projections
You will meet charts showing historic multiples and forward curves toward the airport's opening. Two facts belong next to every such chart: no government source guarantees Dholera appreciation, and regulators explicitly warn against assured-return marketing.
