Residential plots in Dholera

When people say they bought a plot in Dholera, this is usually what they mean: a residential plot in a private, plotted development inside or around the SIR. It is the segment with the most projects, the most marketing and therefore the most need for a filter.
What actually moves residential value
TP scheme status. Dholera's six Town Planning schemes are the legal skeleton of the city. Land inside a sanctioned TP scheme is treated as non-agricultural and sits inside the planned road and utility grid. TP2, which holds the Activation Area and the ABCD command centre, is the reference point; TP1 pairs with it in the roughly 153 sq km Phase 1.
Distance to the Activation Area. The 22.5 sq km zone with completed trunk infrastructure is the city that exists today. The DSIRDA plan's own price logic radiates from it, which is why "how far from the Activation Area" is our first location question, before any landmark a brochure prefers.
Access that exists, not access that is promised. An expressway interchange you can drive today outranks a proposed road on a map. Since March 2026 the expressway is the corridor's spine; plots explained in terms of real driving minutes are plots you can evaluate.
N.A. status and paper completeness. Two identical plots diverge in value purely on documents. N.A. or sanctioned TP scheme land with clean 30-year title and a verifiable GUJRERA registration is a different asset from an agricultural survey number with a rendered gate on the brochure.

Investors on a five-year-plus horizon, families staking a future foothold near the industrial build-out, and NRIs wanting a compliant, non-agricultural asset in the corridor. Who it does not fit: anyone needing rental income tomorrow, because habitation is still early, and anyone whose full savings would ride on a single speculative ticket.
