What a sub-10-lakh ticket usually is
Some combination of: a smaller plot (100 to 150 sq yards), more distance from the Activation Area and the expressway interchanges, an earlier-stage TP scheme or land just outside sanctioned schemes, and thinner on-ground development today. None of these is disqualifying. Distance from infrastructure is precisely what you are being paid a discount for; the fraud begins only when distance is hidden.
The three traps concentrated at this budget
The geography trap. Projects seven to nine kilometres outside the SIR boundary marketed as inside. The fix is mechanical: demand the survey number and TP scheme in writing and check position against the plan before any token. Our inside versus outside guide shows how.
The status trap. Agricultural land priced like developed N.A. plots, with conversion "coming soon". Conversion is a government decision, not a brochure promise. No N.A. and no sanctioned TP scheme means you are buying a speculation, and it should be priced like one.
The pressure trap. Token-today discounts, "only two left", WhatsApp countdowns. Scarcity theatre peaks in the budget segment because tickets are small enough for impulse. Any plot that cannot survive a one-week verification pause is not a plot you want.

How to do budget right
Accept openly that you are buying distance, then make every other variable clean: verifiable GUJRERA registration or sanctioned layout, N.A. evidence, clean title, written all-in price. A small clean plot far out is a legitimate long-horizon ticket. A small dirty plot anywhere is a donation. And if your total savings are Rs 10 lakh, our honest advice is that a single speculative land ticket should not be all of it.
