Nine questions to ask any seller

An informed question is cheaper than any discount and worth more than most. These nine are engineered so that every red flag on our list gets touched at least once, in language a first meeting can carry. Send them by WhatsApp before the meeting and watch the response quality; it is your first data point.
Why each question earns its place
Q1 exposes registration reality. The live-search request is the tell: paper tigers negotiate around it. Q2 and Q3 expose legality. TP scheme, final plot and N.A. proof are the difference between land and licensed hope. Q4 exposes geography. A written survey number can be positioned against the SIR boundary in minutes, ending the inside-outside game. Q5 exposes the annexure. All-in on letterhead converts future surprises into present information. Q6 exposes elastic layouts. Filed versus marketed differences are undeclared disclosures. Q7 exposes the identity chain. Your money must trace to the registered promoter, not a marketing shell. Q8 exposes the instalment trap doors. Exit, transfer and default clauses read before signing cost nothing; after, plenty. Q9 exposes incentive. Any seller offended by a fee question is telling you the fee matters more than the relationship. We answer our own Q9 in public.
Scoring the answers
Nine written, verifiable answers: proceed to formal verification with confidence. Six to eight, with the misses on Q5 or Q8: negotiate the paperwork before anything else. Failures on Q1 through Q4: thank them for the chai. The questions are free; what they filter is not.
