Run any candidate, these five included, through five filters: registration searched live on gujrera.gujarat.gov.in with promoter and layout matching the brochure; TP scheme and survey number in writing, positioned against the plan (our inside-outside guide); N.A. or sanctioned-scheme status evidenced; all-in cost per sq yard on letterhead, compared across two or three candidates; and exit sanity, per the resale guide: mainstream size, complete file, explainable position. How to verify any project on this page in twenty minutes

Minutes one to five: the portal. Open gujrera.gujarat.gov.in, project search, district Ahmedabad, and enter the registration number from the table above or from any brochure. Confirm the promoter name, the project name, the status and the expiry. The Bliss 107 number shows how expiry reads in plain sight: its trailing digits decode to 31 March 2028.

Minutes five to ten: the land. Ask which TP scheme the plot sits in and for the survey or Final Plot number, in writing. Inside a sanctioned scheme, the land is treated as N.A. by Gujarat rule; outside one, demand the N.A. certificate itself. Minutes ten to fifteen: the money. The all-in cost sheet on letterhead: base price, development charges, PLC, maintenance, legal. Then the government's share: 4.9 percent stamp duty plus 1 percent registration. Compare per sq yard, never per plot, and convert units first: one acre is 4,840 sq yd, and a Gujarat bigha is commonly around 2,500 sq yd but not standardized.

Minutes fifteen to twenty: the paper trail. Book the advocate: sale deed, mother deed, 30-year encumbrance certificate, 7/12 extract. This is the one step that costs money before purchase, and it is the cheapest insurance in Indian real estate.

Project red flags that end conversations

A project pitched inside the SIR with no TP scheme in writing. A registration number that does not verify, or verifies to a different promoter. Agricultural land priced like developed plots. Assured returns and buyback schemes. A phase famous for its documentation selling you a newer phase that has none yet. Any of these appearing in a project conversation is not a negotiation point; it is the exit.
