Data centres are 2026's loudest new land story in India, and loud stories attract loose numbers. Here is the disciplined version of Dholera's.
What is agreed versus what is aspired
Agreed (green tier): the L&T Vyoma agreement, government-published, with named capacity (250 MW), named money (Rs 25,000 cr) and a stated operations horizon (~2028). One agreement of this scale is meaningful: 250 MW is hyperscale territory and pairs naturally with the solar park next door.
Reported (amber tier): additional interest, including a Tsingshan steel and EV-battery figure around Rs 21,000 cr, circulates in credible press without full confirmation. We track these on the updates page as they harden or fade. One widely repeated Rs 83,000 cr Dholera data-centre figure traces poorly (the company's verifiable India project sits in Andhra Pradesh at a fraction of that number), so we do not headline it, and we would gently distrust any site that does.
Policy (target tier): Gujarat's 2026-29 data centre policy sets state-wide ambitions with Dholera as primary location. Policies shape where deals land; they are not deals.
Why data centres fit Dholera specifically
The recipe a hyperscale campus needs reads like the SIR's spec sheet: large contiguous land parcels, multi-hundred-megawatt power with a green share (the park's 1,000 MW sanctioned phase), fibre trunk (built into the Activation Area's underground utilities), and distance from dense urban land prices. This is why the policy names Dholera rather than a metro.

Data centres employ modestly in operations but heavily in construction, and they cement the industrial-corridor identity that drives all land logic here. Treat them as thesis-strengtheners. Any plot pitched specifically as "next to the data centre" deserves the standard question: which agreement, which tier, which date, in writing.
