Dholera Developers on the Web vs the Government Register

Roughly 205 distinct company names appear around the Dholera plot market on the web, and 18 of them show GUJRERA registrations in this compilation. That gap is not a scandal by itself, but it is the most useful single fact you can carry into a sales conversation. This guide explains what the gap means, what it does not mean, and the check that settles it every time.
Two very different lists
The first list is the loud one. Search Dholera plots and you will meet brand websites, portals, videos and broker pages. Counted across independent web sources in a July-August 2026 reading, roughly 205 distinct company names show up around this market. Of those 205, 32 are private limited companies and 7 are LLPs; the rest are brands, proprietorships or unstated. We cover that split in Dholera companies by legal form.
The second list is the quiet one: the GUJRERA register at gujrera.gujarat.gov.in, where promoters register projects with dates, villages and completion commitments. In this compilation, 18 of the 205 web names show registrations. The register is live and changes, so treat our count as a snapshot and verify live before relying on it.
What the gap does not mean
A name without a registration in our compilation is not a name accused of anything. There are ordinary reasons for the gap. Some marketed layouts may be legitimately exempt below RERA thresholds. Some names are brokers or resellers rather than promoters, and the register records promoters per project. Some names are group brands whose projects sit under a differently spelled registered firm, a pattern we unpack in developer name variants. And any compilation, including ours, can miss a row.
This is exactly why the check is per project, never per brand. A famous brand can show you an unregistered layout, and an unknown firm can hold a clean registration. The brand tells you little. The project row tells you what you need.
What the register side shows
The 18 registered names span rows from September 2020 to April 2026. The earliest in this compilation is GARDENVILLA by Greenera Infrawell, registered 2020-09-05 at Bhimtalav. The newest is Dholera Iconic by Shyam Infra, a commercial registration dated 2026-04-01 at Mundi. In between sit plotted schemes, industrial parks and mixed developments, each with a registration date and a complete-by date on the register. ABCD ENCLAVE IV by SmartHomes Infrastructure Pvt Ltd, for example, was registered 2022-06-08 with a complete-by date of 2029-12-31.
The village pattern is worth knowing too: Kadipur carries the densest plotted cluster with 7 or more registrations, followed by Bhimtalav, Ambli, Bhadiyad and Mundi. All of this is on the register; verify live on gujrera.gujarat.gov.in before you rely on any row.
Why the web list is louder
Web visibility measures marketing effort, not government approval. In the same July-August 2026 reading, the most named companies across independent web sources were Nestoria Group with 7 mentions, SmartHomes and Avirahi Group with 5 each, and GAP Group, 7 Oak, Infinity Infracon, Satyaja, Dholera SIR Infra Development and RSC Group with 4 each. Some of those names also appear on the register. Others do not appear in this compilation, which on its own proves nothing: a layout can be exempt, or a compilation can have a gap.
Reported Google ratings tell a similar story. They exist, they vary widely in sample size, and they are reported figures from a July 2026 reading, not verdicts. Treat mentions and stars as marketing signals, then go verify the project row.
The check that closes the gap
The gap between 205 and 18 stops mattering the moment you run one check per project.
- Take the exact project name from the brochure, not the group brand.
- Search it on gujrera.gujarat.gov.in and open the row.
- Match the promoter name, letter by letter, to the firm that will sign your agreement.
- Note the registration number, registration date and complete-by date. Our guide to verifying a GUJRERA registration walks through each screen, and how to read a registration number decodes the format itself.
- If there is no row, ask in writing why, and run the full due diligence checklist before any token changes hands.
A seller with a real project passes this in minutes. That is the point of the register.
Questions buyers actually ask
Does a missing GUJRERA record mean a Dholera company is fake?
No. Some layouts may be legitimately exempt below RERA thresholds, some names are brokers rather than promoters, and some projects are registered under a differently named firm within the same group. A missing record is a question to resolve, not a verdict. Resolve it per project: search the exact project name on gujrera.gujarat.gov.in and ask the seller in writing for the registration or the written basis for exemption.
How many Dholera developers are registered with GUJRERA?
In this compilation, 18 of roughly 205 company names visible on the web show GUJRERA registrations, based on a July-August 2026 reading. The register is live and new rows appear, so treat that as a snapshot. The count that matters for you is simpler: whether the one project you are buying into has a live, matching row. Verify on gujrera.gujarat.gov.in.
Is a heavily marketed developer safer to buy from?
Marketing volume measures spending, not approval. The most named companies in a July-August 2026 web reading held between 3 and 7 mentions across independent sources, and web presence did not line up neatly with registration status either way. Safety comes from the project row, the title chain and the deed, not from familiarity with a name.
