Of roughly 205 company names visible around the Dholera market on the web, 32 are private limited companies, 7 are LLPs, and the rest are brands, proprietorships or unstated. The legal form decides who you can actually hold to a contract, which makes this dry detail one of the most practical checks a buyer has.

The split, and why it matters

In a July-August 2026 reading of the Dholera market, roughly 205 distinct company names appear on the web. Only 39 of them, the 32 private limited companies plus 7 LLPs, are clearly traceable registered firms on the face of their name. The rest present as brand names, proprietorships or forms they do not state.

Why care? Because a brand is not a legal person. You cannot sue a logo, and a sale deed cannot be signed by a tagline. Every rupee you pay ultimately rests on a contract with one specific legal person, and the form of that person decides how easy it is to find them, check them and hold them to what was promised. The sections below take each form in turn.

Private limited companies

A private limited company is registered with the Ministry of Corporate Affairs, holds a corporate identification number, files accounts, and lists its directors on public record. It is a separate legal person that continues to exist even if its owners change. On the Dholera register, examples include SmartHomes Infrastructure Pvt Ltd, the registered promoter of ABCD ENCLAVE IV, registered 2022-06-08 on the register, and Smart Dholera Housing Pvt Ltd, the registered promoter of PICCADILLY SQUARE II, registered 2022-05-21.

For a buyer, the practical gain is traceability. You can pull the company's MCA record, see its directors, and confirm the exact name before it goes on your agreement. None of this is an endorsement of any firm; verify every project live on gujrera.gujarat.gov.in.

Limited liability partnerships

An LLP is a registered partnership in which the partners' personal liability is limited. Like a company, it sits on the MCA record and is a distinct legal person you can look up and contract with. The Dholera register carries several: Seksaria Buildcon LLP registered SHANTIBAN SKYLAR on 2025-12-15 as a mixed development, Pacificus Superinfra LLP registered PALM GREENS PLATINUM 2 on 2021-12-01, and Parv Infracon LLP registered SHANTIBAN DREAMS on 2023-05-08, all on the register.

For a buyer, an LLP is neither better nor worse than a private limited company by itself. Both are traceable. What matters is that the LLP named on the register is the same one that signs your agreement and your deed, spelled identically, with no substitution at signing time.

Proprietorships and plain brand names

A proprietorship is one person trading under a business name. The business is not separate from the individual, so your contract effectively binds that person. The register shows the pattern plainly: the DHOLERA MARIGOLD 548 row names C T Corporation with proprietor Bhaveshkumar C. Hakani, registered 2020-11-09 on the register. That is not a mark against any project; it simply tells you whom the commitment belongs to.

Plain brand names are the largest group among the 205 and the least informative. A group brand can hold projects under several differently named registered firms, which is common and legal. We walk through real examples in Dholera developer name variants. The rule is constant: find the registered promoter behind the brand before money moves.

Three checks that take ten minutes

The form matters, but the checks are the same for all of them.

If a seller cannot say which legal person stands behind a brand, that is not an answer to accept. Ask again in writing, and take the questions to ask before buying with you to the meeting.

Questions buyers actually ask

Is a private limited developer safer than an LLP or proprietorship?

Not automatically. Companies and LLPs are easier to trace on public record, and a proprietorship ties the commitment to one individual, but form alone does not predict conduct. Safety comes from the project registration, the title chain and the deed naming the right legal person. Run the same per-project checks whatever the form, and verify live on gujrera.gujarat.gov.in.

How do I find the legal name behind a Dholera brand?

Start with the project, not the brand. The GUJRERA row for the project names its registered promoter, which is the legal person that matters. Then confirm that name on the MCA portal if it is a company or LLP, and insist the identical name appears on your agreement and sale deed.

What if a company's legal form is not stated anywhere?

That is common: most of the roughly 205 names in our July-August 2026 reading do not state a form. Ask in writing which registered firm will sign your agreement, then verify that firm against the project's GUJRERA row. If no clear legal person emerges after a written question, do not proceed to a token.
