The scams in Dholera follow a handful of documented patterns, and every one of them fails against the same defence: verify before you pay. This page describes the patterns, not any named company. For any specific project, check it yourself on gujrera.gujarat.gov.in.

Agricultural land dressed up as SIR plots

The most common documented pattern is agricultural land sold as if it were a developed SIR plot. The legal difference is everything. Land inside a sanctioned TP scheme is treated as N.A. by Gujarat rule, which makes it buildable. Agricultural land is not, and it cannot honestly be priced as if it were. The tell is a seller who talks about the fab and the airport but goes vague when you ask what the land legally is today. Ask for the 7/12 extract on AnyROR and read the land classification yourself. The agricultural versus N.A. land guide explains the difference in plain terms.

Outside the boundary, marketed as inside

Dholera SIR covers about 920 sq km with a defined legal boundary, and a documented pattern is projects outside that boundary marketed as if they sat inside it. Brochure maps make this easy: a dot placed near the airport looks convincing at brochure scale. The defence is precision. Get the village name, the survey number, and the TP scheme, then confirm them against official records rather than the seller's map. The inside versus outside SIR guide shows how, and the master plan and TP schemes page explains what the six sanctioned TP schemes cover. Outside the boundary is not automatically worthless, but it must never be bought at inside prices on an inside story.

Missing or non-verifying GUJRERA numbers

A registration number printed on a brochure is a claim, not a fact. The documented pattern here has two forms: no GUJRERA number at all, and a number that does not verify when you actually look it up, either because it belongs to a different project or because the details do not match. The defence takes minutes: search the number on gujrera.gujarat.gov.in and confirm the project name, promoter, and status against what you were told. Our guide on verifying a GUJRERA registration walks through the screens. Never accept a screenshot or PDF from the seller as a substitute for the live check.

Assured returns and buyback bait

Guaranteed appreciation, fixed monthly returns, and promised buybacks at a set price form a pattern that RERA itself warns against. The pitch works because Dholera's real anchors, the confirmed Rs 91,000 crore fab among them, make growth feel certain. But appreciation is an expectation, never a guarantee, and a seller who converts it into a promised number is making a commitment the market cannot enforce. If the buyback were real and funded, the seller would not need your money. Treat any return promise as a signal to walk, and read the fraud red flags guide for the variations.

Token countdowns and manufactured urgency

Countdown timers on booking tokens, claims that only a few plots remain, and warnings of an imminent price rise are documented pressure patterns. Their purpose is to make you pay before you check, because the check is what kills the sale. Remember the scale: about 920 sq km planned, roughly 580 sq km developable, phased over about 30 years. Scarcity this week is theatre. Any project that cannot wait for your due diligence is telling you what the diligence would find. Take the week, every time.

The five-minute defence that beats all of them

Every pattern above collapses against the same sequence. First, look up the project on gujrera.gujarat.gov.in and match the details. Second, confirm the land's legal status through the 7/12 extract and the TP scheme, not the brochure. Third, visit the plot or have someone you trust stand on it. Fourth, refuse all return promises on principle. Fifth, never pay under a countdown. None of this requires expertise, only the discipline to do it before money moves rather than after. Buyers get caught when they run this sequence in reverse.

Questions buyers actually ask

How do I check if a Dholera project is genuine?

Search it on gujrera.gujarat.gov.in and confirm the project name, promoter, and registration status match what the seller told you. Then confirm the land itself: 7/12 extract on AnyROR, TP scheme, and N.A. status. Do the checks yourself on the live site, never from a seller's screenshot.

What is the most common Dholera plot scam?

Agricultural land sold as an SIR plot, usually priced as if it were developed N.A. land. The related pattern is an outside-boundary project marketed as inside the SIR. Both fail the same test: check the survey number and land classification against official records before paying.

Is a buyback guarantee always a scam?

Assured returns and buybacks are a pattern RERA itself warns against, so treat them with serious caution regardless of who offers them. Appreciation in Dholera is an expectation, never a guarantee. A promise that converts it into a fixed outcome should end the conversation, not start it.
