Most Dholera investment losses trace back to process mistakes, not bad luck: paying before verifying, trusting location claims, and treating targets as dates. Each mistake below has a simple, boring fix. The buyers who avoid trouble are the ones who do the dull checks first.

Paying anything before the GUJRERA check

The single most expensive mistake is transferring money, even a small token, before verifying the project on gujrera.gujarat.gov.in. A registration number on a brochure proves nothing until you look it up yourself and confirm the project name, the promoter, and the status match what you were told. The check is free and takes minutes. Our guide on verifying a GUJRERA registration walks through it step by step. If a seller resists this check or hurries you past it, that reaction is itself information. No genuine project loses a sale because a buyer spent ten minutes on a government website.

Assuming the plot is inside the SIR

Dholera SIR has a legal boundary, and land just outside it does not carry the same planning status, infrastructure claim, or rules. A documented pattern in this market is outside-boundary projects marketed as if they were inside. Do not settle for a brochure map. Ask for the village, the survey number, and the TP scheme, then confirm them independently. The inside versus outside SIR guide explains how the boundary works and why it changes what you are buying. Six TP schemes are sanctioned, and land inside a sanctioned TP scheme is treated as N.A. by Gujarat rule, which is exactly why sellers want you to assume inside.

Buying agricultural land at developed prices

Another documented pattern: agricultural land priced as if it were developed, non-agricultural land. The two are different legal animals. N.A. status, or land inside a sanctioned TP scheme which Gujarat treats as N.A., is what makes a plot buildable and resellable as a plot. Agricultural land sold as an SIR plot is one of the most common traps in this market. Before you discuss price at all, establish what the land legally is. If the answer is agricultural, the price conversation should change completely, and for most buyers the conversation should end.

Falling for assured returns and buybacks

Assured return schemes and buyback promises are a red flag pattern that RERA itself warns against. The logic is simple: if a project could reliably pay a fixed return, it would not need to raise money from retail plot buyers on those terms. In Dholera, appreciation is an expectation built on real anchors, never a guarantee, and any seller converting that expectation into a promised percentage is selling something the market cannot deliver. The fraud red flags guide lists the related patterns. A plot is land, not a fixed deposit, and anyone pricing it like a deposit deserves your scepticism.

Booking under countdown pressure

Token countdowns, last-three-plots claims, and price-rises-Monday warnings are pressure tools, and they appear in the documented red flag patterns for this market. Dholera is planned at about 920 sq km with development phased over roughly 30 years. There is no version of this city where the last plot sells this weekend. A genuine opportunity survives a week of due diligence. Use that week: run the due diligence checklist, visit the site, and verify the papers. If the deal is gone when you come back, a near-identical one will not be far away.

Skipping the site visit and the paper trail

Buying land you have never seen, on documents you have never read, is the mistake that makes all the others possible. A visit confirms the plot exists, is where the map says it is, and matches what was sold. The site visit checklist covers what to look at. The paper trail, sale deed, mother deed, 30-year encumbrance certificate, 7/12 extract on AnyROR, and tax receipts, confirms who actually owns it and what is owed on it. Neither step is optional, and neither can substitute for the other. Land fraud lives in the gap between the ground and the paper.

Treating targets as dates and expectations as returns

The airport is targeted for September or October 2026, the rail line for 2030-31, and full build-out runs on a scale of decades. These are targets, and honest planning treats them that way. Buyers who borrow against a target date, or promise themselves an exit price by a fixed year, turn a slipped timeline into a personal financial problem. Invest money you can leave in place, size the purchase so a delay does not hurt you, and let the anchors do their work on their own schedule. Patience is not a bonus virtue in Dholera, it is the entry requirement.

Questions buyers actually ask

What is the single biggest mistake Dholera buyers make?

Paying before verifying. Even a small token paid before checking the project on gujrera.gujarat.gov.in puts you on the back foot. Verify the registration, the promoter name, and the land status first. The check is free, fast, and filters out most bad projects on its own.

Are assured returns safe if they are written into the agreement?

A written promise does not make the pattern safe. RERA itself warns against assured return and buyback schemes. Appreciation in Dholera is an expectation, never a guarantee, and no seller can honestly convert it into a fixed percentage, on paper or off it.

Do I really need a site visit for a plot purchase?

Yes. A visit confirms the plot exists, sits where the map claims, and matches what you were sold. Documented fraud patterns here include outside-boundary projects marketed as inside. With the expressway open, reported since 31 March 2026, Ahmedabad is roughly 40 to 60 minutes away.
