How each lane makes money, and why that decides your safety
Developers price their margin into the plot. Brokerages and portals earn success fees from developers when you book, which is why their advice is free and their patience is not. Advisory desks, ours included, also earn developer-paid fees at closing; the difference is architectural: the shortlist starts from your brief instead of their inventory, and the fee is disclosed in writing before money moves. None of these models is wrong. What is wrong is not knowing which one is talking to you. Ask one question of any company on this page: what happens to your income if I buy nothing? The five documents every company must survive
