Jantri rates and Dholera

Buyers meet jantri twice: at registration, when duty math references it, and in market talk, where sellers wave it in whichever direction helps the pitch. Understanding what it is and is not keeps both meetings calm.
What jantri is
A periodically revised, officially notified rate schedule per land classification and location, used to compute minimum stamp-duty values and various government purposes. Gujarat revised jantri sharply in 2023 after a long freeze, and further revision processes have been in motion since; treat any specific per-village figure you hear as time-stamped information to verify at transaction time through official channels rather than folklore.
What jantri is not
Not a market price. Transactions clear wherever supply meets demand; guide values lag markets by design, especially in fast-moving corridors. A quote above jantri is the normal state of any active market.
Not a valuation of your specific plot. Two adjacent survey numbers can differ in road access, N.A. status and TP position while sharing a jantri classification. Micro-position, which jantri cannot see, is most of a plot's story.
Not a negotiation cheat code. "It is worth only jantri" and "jantri is about to double" are both scripts. The first ignores what markets are; the second prices a government decision nobody controls.
Where it genuinely helps a buyer
Three places. Duty budgeting: your stamp duty rides the higher of consideration and the jantri-framework value, so knowing the parcel's classification prevents registration-day surprises. Sanity-checking extremes: a market quote absurdly far from the area's guide-value context deserves one extra question about what exactly justifies it. And deed honesty: registering at the real consideration, at or above the framework value, keeps your cost basis clean for resale and tax.
