Two notes on the base. First, duty applies on the higher of your consideration and the government's jantri-derived value for the parcel, which is why our jantri guide belongs in your reading. Second, undervaluing a deed to save duty is the oldest bad idea in Indian property: it invites penalty proceedings and poisons your resale, since your registered cost basis is what future buyers and the tax department see.

Gujarat documents a registration-fee waiver for property registered in a woman's sole name, a genuine saving worth structuring for where it fits the family's actual intentions. A separate claim of a stamp-duty percentage concession circulates in market talk without clean official corroboration in our sources, so we flag it rather than promise it: ask the sub-registrar's office for the current schedule at execution time, in writing. That is also simply good practice, because schedules change.
Mechanics on the day
Duty is paid through e-stamping or franking channels before or at execution; the deed then registers at the jurisdictional sub-registrar (typically Dhandhuka for Dholera-area survey numbers) with biometrics and witnesses, and you leave with the registered deed and index-2 in due course.
