The last mile of a land purchase is bureaucratic, unfamiliar and exactly where small mistakes become permanent. This service walks that mile with you.
The path from yes to yours
Agreement stage. Before any big payment, the agreement to sell gets read properly: payment schedule, possession terms, charges, penalty clauses, and whether it matches the verified documents. If a developer's standard agreement contradicts its own RERA filing, you will hear about it here.
Stamp duty math. Gujarat charges an effective 4.9 percent stamp duty (3.5 percent basic plus 1.4 percent surcharge) plus 1 percent registration. On a Rs 10 lakh plot that is roughly Rs 59,000 of government cost you should budget from day one. Female sole ownership carries a documented registration-fee concession; we confirm the current position before you rely on it.
Deed execution. Sale deed drafted and checked against the title chain, then execution at the sub-registrar with biometrics. Dholera-area deeds typically register at the Dhandhuka sub-registrar office; we confirm jurisdiction for your survey number and schedule the slot.
After the deed. Registration is not the end. The mutation entry updates the village land record so the 7/12 extract shows your name, and we chase it until it does. We also leave you with a complete document file: deed, index-2, receipts, N.A. papers, layout copy, encumbrance certificate, the folder your future resale buyer will one day verify.

Why this matters in Dholera specifically
Dholera transactions often happen at distance, in a young market, with buyers who will not drive past their plot every week. The paper record is your entire relationship with the asset. Getting it perfect at purchase costs days; repairing it years later costs seasons.
