The site visit checklist

Sellers design visit days as emotional experiences: the drive, the gate, the flags, the chai, the "sir, token today". This checklist redesigns the same day as evidence collection. Same roads, different buyer.

Before the drive
Have the project's RERA record open (or its sanction documents for exempt layouts), the filed layout downloaded, and the plot numbers you are considering listed. Fix your route to include the Activation Area even if your plot is elsewhere: it calibrates your eye for what "developed" actually looks like here. Check a satellite view the night before; large gaps between satellite reality and brochure claims are pre-loaded questions.
On the ground: the physical checks
Position. Match survey stones and boundaries against the layout; walk the plot's corners. Access. Drive the actual approach road: surfaced or kachcha, width, and whose land it crosses. Distances. Time the drive to the expressway interchange and the Activation Area in minutes and note them. Context. What surrounds the project: other layouts, farmland, worksites? Water and drainage. This is Bhal land; look at monsoon evidence: waterlogging marks, the state of internal drainage works. Progress claims. If the brochure says 60 percent developed, your camera can hold that claim to account.
On the ground: the human checks
Talk beyond the sales officer where possible: workers on site, the nearest village's shopkeepers, other visiting buyers. Ask the sales team your written questions and note answers verbatim; the difference between site answers and office answers is a finding. And the golden rule, stated to the team at arrival, kindly and firmly: no financial decisions happen today. Watch how the day's tone responds to that sentence; that response is data too.

Same evening, while memory is fresh: file photos, note distances and answers, list contradictions, and update your comparison sheet. If the visit was with us, you will receive our written visit note to merge with yours. Then decide at home, where decisions belong.
