Top Dholera Airport Facts: Runway, Trial Landing and the Target Window

The runway: 3,200 m, Code 4E
The runway is 3,200 m long and built to Code 4E standard.
Code 4E is an ICAO reference category, and it describes the size of aircraft an aerodrome can handle. In plain terms, 4E covers wide body aircraft, the class used on long haul and heavy freight routes. A regional strip built for turboprops would not carry that classification.
Why this matters more than the runway length alone: 4E indicates what the airport is being positioned for. An industrial node anchored by a semiconductor fab, a planned data centre and heavy manufacturing needs air freight capability as much as passenger service. The specification is a statement of intent that has already been poured in concrete, which puts it in a different class of evidence from a projection. Full context on our airport page.
The first trial landing, 4 June 2026
The first AAI trial landing took place on 4 June 2026.
A trial landing is a real milestone. It demonstrates that the runway surface, markings, approach path and basic navigation setup work in practice rather than on paper, and it is a step no airport skips.
It is also the single most misused fact in Dholera land marketing. A trial landing is not an opening. Passenger operations additionally require terminal readiness, staffing, security and regulatory clearances, ground handling and scheduled airline service. None of those follow automatically from a successful landing.
When you are told the airport has started, ask which of those pieces are in place. The honest current answer is that a runway has been proved and the rest is in progress. Our connectivity milestones guide keeps the same labels across all three transport links.
Around 80 percent complete, reported
Progress is reported at around 80 percent complete.
Two words in that line are doing real work. Around, because progress percentages on large projects are estimates rather than audited measurements. Reported, because the figure comes from public reporting rather than from a certificate of completion.
It is a useful number all the same. It places the project firmly in the late construction phase rather than the early or middle one, which is consistent with a runway that has already taken a trial landing. What it does not do is convert into a date. The final stretch of an airport build involves systems, certification and coordination between multiple agencies, and that phase is the one that most commonly extends. Treat 80 percent as a description of where the work stands, not as a countdown. See the expressway page for what a completed link looks like by comparison.
The target window: September or October 2026
Commercial operations are targeted for September or October 2026. That is a target, and we will always write it that way.
Airport target dates in India, as elsewhere, move for reasons that have nothing to do with the quality of the project: regulatory sequencing, systems commissioning, airline scheduling cycles and agency coordination. A slip does not mean the airport is in trouble, and an on time opening would not mean land prices respond immediately either.
What a buyer should do with this is simple. Do not build a purchase decision, a loan repayment plan or a resale timeline around a target date you do not control. If the plot only works on the assumption that flights begin in a specific month, it does not really work. Read the buying side in our airport belt guide.
How the airport sits against the other links
Dholera's access rests on three lines at three stages.
| Link | Position |
|---|---|
| Ahmedabad Dholera Expressway | 109 km, inaugurated 31 March 2026 (reported), Ahmedabad roughly 40 to 60 minutes away |
| Dholera International Airport | Runway built, trial landing 4 June 2026, operations targeted September or October 2026 |
| Semi high speed rail | Rs 20,667 crore, about 134 km, cleared by CCEA 13 May 2026, target 2030-31 |
The expressway is the one already delivering value. The airport is close and largely built. The rail line is a funded intention. A plot's connectivity story should be told with those three positions kept apart, not blended into a single paragraph.
What the airport means for land, honestly
Nearness to the airport is one of the recognised drivers of land value in Dholera, alongside proximity to the Activation Area, TP scheme status and Final Plot number, non agricultural status, and closeness to the expressway, central spine and rail alignment.
Drivers describe direction. They do not produce amounts, and they do not produce dates. Appreciation is an expectation, never a guarantee, and any assured return or buyback offered on the strength of the airport is precisely the pattern RERA warns buyers about.
The paperwork stays the same regardless of how impressive the runway looks. Verify the project on gujrera.gujarat.gov.in, get the TP scheme number and Final Plot number in writing, and pull the sale deed, mother deed, a 30 year encumbrance certificate, the 7/12 extract on AnyROR and tax receipts before anything is paid. Questions buyers actually ask
How long is the Dholera airport runway?
3,200 m, built to Code 4E standard. Code 4E is the ICAO reference category covering wide body aircraft, which means the airport is specified for long haul and heavy freight capability rather than only regional service. That specification matters for an industrial node whose anchor investments include a large semiconductor fab and a planned data centre, both of which rely on air freight.
Has Dholera airport opened?
No. The first AAI trial landing took place on 4 June 2026 and progress is reported at around 80 percent complete, with commercial operations targeted for September or October 2026. A trial landing proves the runway and approach work. Passenger operations also need terminal readiness, staffing, clearances, ground handling and airline schedules, none of which follow automatically.
Should I buy land based on the airport opening date?
No. September or October 2026 is a target, not a committed date, and targets on projects of this size can move for regulatory and commissioning reasons. Buy on what exists and on documents that verify: TP scheme status, Final Plot number, non agricultural status, a clean 30 year encumbrance certificate, and a live GUJRERA entry checked on gujrera.gujarat.gov.in.
