Top Dholera Connectivity Milestones: Every Date, Labelled

The milestone table, at a glance
Everything below is stated with the label it carries in the public record.
| Link | Milestone | Status |
|---|---|---|
| Ahmedabad Dholera Expressway | 109 km, inaugurated 31 March 2026 | Reported, in use |
| Dholera International Airport | 3,200 m Code 4E runway, first AAI trial landing 4 June 2026 | Confirmed milestone, airport not open |
| Dholera International Airport | Around 80 percent complete | Reported |
| Dholera International Airport | Operations September or October 2026 | Target |
| Semi high speed rail | Rs 20,667 crore, about 134 km, CCEA clearance 13 May 2026 | Sanctioned |
| Semi high speed rail | Completion 2030-31 | Target |
| Activation Area roads | About 72 km internal road network | Built |
Read it as a ladder. Built beats sanctioned, and sanctioned beats targeted.
The expressway: the one you can drive today
The Ahmedabad Dholera Expressway runs 109 km and was inaugurated on 31 March 2026 (reported). It brings Ahmedabad to roughly 40 to 60 minutes from Dholera.
This changed the region in a way no announcement could. Dholera sits about 100 km south west of Ahmedabad, and before a high speed link, that distance made day visits awkward and industrial logistics expensive. Now the node has a working connection to an established economic base, which is the precondition for industry committing at scale to a greenfield site.
For buyers, the practical gain is diligence. A plot you can inspect in a morning gets inspected. A plot that eats a full day often gets bought on photographs, and photographs hide boundaries, access and encroachment. Our expressway page has the detail, and the belt is covered in the corridor guide.
The airport: built runway, targeted opening
The runway is 3,200 m and built to Code 4E standard, the category that accepts wide body aircraft. The first AAI trial landing was on 4 June 2026, and the project is reported at around 80 percent complete. Commercial operations are targeted for September or October 2026.
The gap between those two lines is where most sales pitches live. A trial landing proves the runway and its approach work. It says nothing about terminal completion, staffing, security clearances or airline schedules, all of which have to be in place before a passenger flight lands.
So the correct sentence today is that Dholera has a built runway and a targeted opening window. If you are shown a firm opening date, ask for the source. Our airport facts guide lists every figure with its own label.
The rail line: funded, not laid
CCEA cleared a semi high speed rail line on 13 May 2026: about 134 km, Rs 20,667 crore, targeting 2030-31.
A CCEA clearance is a meaningful event. It means the project has been examined, costed and approved to proceed, which is a great deal more than an announcement. It is still not track, stations or services, and 2030-31 is a target rather than a delivery commitment.
The buying implication is straightforward. Land near a future alignment carries option value, and option value should cost less than a working connection. If a plot near the proposed alignment is priced as though the trains already run, you are pre paying for four or more years of execution risk that you do not control. Weigh it against the drivers on our price growth drivers guide.
Internal movement inside the city
Connectivity is not only about reaching Dholera. It is about moving inside it.
The Activation Area, about 22.5 sq km inside TP scheme 2, has roughly 72 km of internal roads already built, alongside underground power and fibre, piped gas, potable and recycled water, a 50 MLD water treatment plant and a 6.5 km stormwater canal. Those roads are what make plots usable rather than theoretical.
Across the wider SIR, planned at about 920 sq km with roughly 580 sq km developable, the internal grid follows the town planning schemes as they are sanctioned. Six schemes are sanctioned so far, with Phase 1 covering TP1 at about 51 sq km plus TP2 at about 102 sq km. Before valuing internal access for any plot, check which scheme it falls in on our TP scheme guide.
How to use these milestones when pricing a plot
One rule covers it. Pay built prices for built connectivity, and discount everything else by the time and risk still between the plot and the promise.
The expressway is delivered, so its benefit is already in the market. The airport is close, and its benefit is partly priced in and partly still ahead, which is a judgement call rather than a calculation. The rail line is years away, and any plot priced today as if it were finished is a poor trade regardless of how good the alignment looks.
None of these milestones removes the paperwork. Verify the project on gujrera.gujarat.gov.in, obtain the TP scheme and Final Plot number in writing, and pull a 30 year encumbrance certificate. Appreciation stays an expectation, never a guarantee. Track movement on our price trends page.
Questions buyers actually ask
How far is Dholera from Ahmedabad now?
Roughly 40 to 60 minutes by the Ahmedabad Dholera Expressway, which runs 109 km and was inaugurated on 31 March 2026 (reported). Dholera SIR sits about 100 km south west of Ahmedabad. The expressway is currently the only completed major connectivity link, since the airport is targeted to begin operations in September or October 2026 and the semi high speed rail line targets 2030-31.
Has any aircraft landed at Dholera airport?
Yes. The first AAI trial landing took place on 4 June 2026 on the 3,200 m Code 4E runway. A trial landing confirms the runway and approach are usable. It does not mean the airport is open to passengers, since terminal readiness, staffing, clearances and airline schedules also have to be in place. Commercial operations are targeted for September or October 2026.
When will trains reach Dholera?
The target is 2030-31. CCEA cleared a semi high speed line of about 134 km on 13 May 2026 at a cost of Rs 20,667 crore. That clearance is a funding and approval decision, not construction completion. Treat 2030-31 as a target date, and price land near the proposed alignment as option value rather than as if the service already runs.
