Top Projects Near Dholera Airport: The Belt, the Status and the Verify Method

What the Dholera airport actually is today
Start with the facts, labelled, because most airport belt marketing quietly upgrades them.
- A 3,200 m runway built to Code 4E standard, which is the category that takes wide body aircraft.
- The first AAI trial landing took place on 4 June 2026.
- The project is reported at around 80 percent complete.
- Commercial operations are targeted for September or October 2026.
That last line is the one that gets bent. It is a target, not a scheduled opening, and the airport is not open. Targets in projects of this size move, and a plot bought on the assumption of a fixed opening date carries that slip. Everything on our airport page is labelled the same way, so you can see which figures are confirmed, which are reported and which are targets before you commit anything.
Why the airport belt is a driver, and what kind of driver it is
Nearness to the airport is one of the recognised price drivers in Dholera, alongside proximity to the Activation Area, TP scheme status and Final Plot number, non agricultural status, and closeness to the expressway, central spine and rail alignment. That is a directional statement. It says value tends to move up as those factors improve. It does not say by how much, and it does not say when.
The honest comparison is this. The Activation Area, about 22.5 sq km inside TP scheme 2, already has underground power and fibre, piped gas, potable and recycled water, a 50 MLD water treatment plant, about 72 km of internal roads and an operational command centre. The airport belt has a runway that has taken one trial landing. Both are real. One is running today, the other is a strong expectation. Price them differently.
How to pull real project examples from the register
This is the part worth learning, because it replaces every list you will ever read, including ours.
- Open gujrera.gujarat.gov.in and search registered projects. Filter by district and by promoter name.
- Open the entry and check four things: the exact project location, the registration number, the validity period, and the promoter name matching the person you are dealing with.
- Compare the registered location against the SIR boundary and the TP scheme map. A project can be registered and still sit outside the SIR.
- Note the Final Plot number and cross check it against the seller's paperwork.
If a project claims airport adjacency and the register says something different, the register wins. Our guide to reading a GUJRERA registration number shows what each part of the number tells you, and this walkthrough covers the search step by step.
What an airport belt project must still prove
Proximity does not substitute for paperwork. Before any money moves, the project should produce all of the following.
- A live GUJRERA registration that matches promoter, location and validity.
- Confirmation that the land sits inside the SIR boundary, not merely near it.
- The TP scheme number and the Final Plot number in writing.
- Non agricultural status, which sanctioned TP scheme land carries by Gujarat rule.
- The title chain: sale deed, mother deed, a 30 year encumbrance certificate, the 7/12 extract on AnyROR and tax receipts.
Then the transaction itself: deed, biometric verification at the sub registrar, and mutation. Stamp duty runs at effectively 4.9 percent plus 1 percent registration, with a registration fee waiver available for property held in a woman's sole name. Our verification service runs this list before we take a client to a site.
Red flag patterns common in airport belt marketing
These patterns are documented across the market. None of them points at any particular company, and we name none. They are simply what to watch for.
- Agricultural land sold as SIR plots.
- Projects outside the boundary marketed as inside it.
- Missing GUJRERA numbers, or numbers that do not verify when searched.
- Assured returns and buyback promises, which RERA itself warns buyers about.
- Token countdowns and same day booking pressure.
- Agricultural land priced like developed non agricultural land.
Airport proximity is the story that carries these hardest, because a runway you can see from the road feels like proof of everything else. It is proof of a runway. Keep the two apart, and read the red flag guide before your first site visit.
Questions buyers actually ask
Is Dholera airport open yet?
No. The 3,200 m Code 4E runway is built and the first AAI trial landing took place on 4 June 2026. The project is reported at around 80 percent complete and commercial operations are targeted for September or October 2026. That is a target, not a confirmed opening date. Treat any sales pitch that states a firm opening date as marketing rather than fact.
Which projects are closest to Dholera airport?
We do not publish a named list, because project status changes and a name without a live register entry is worthless. Search gujrera.gujarat.gov.in by district and promoter, open the entry, and check the registered location, registration number, validity and promoter name. Then compare that registered location against the SIR boundary and the TP scheme map before you shortlist anything.
Does buying near the airport guarantee higher returns?
No. Nearness to the airport is one recognised price driver alongside Activation Area proximity, TP scheme status, Final Plot number, non agricultural status and closeness to the expressway, spine and rail. Drivers indicate direction, not amounts or timing. Appreciation is an expectation, never a guarantee, and assured return or buyback offers are a documented red flag pattern.
