The newest rows, 2024 to 2026
The register keeps moving. Satyaja's four rows all arrived between December 2023 and January 2024. AAIJI RESIDENCY 477 was registered in July 2025 and GAP Group's Aakar in August 2025. Seksaria's SHANTIBAN SKYLAR followed in December 2025, and Shyam Infra's Dholera Iconic, registered 2026-04-01, is both the newest row in our compilation and the only commercial registration in it. Why the web names 205 companies and the register shows 18
In our July to August 2026 reading, roughly 205 distinct company names appear around the Dholera market on the web. Only 18 of them show GUJRERA registrations in this compilation. That gap is not automatically damning. Some marketed layouts may be legitimately exempt below thresholds, some companies market projects registered under a different legal name, and some names are brokers rather than promoters. It does mean the burden of proof sits with the seller. If a scheme is offered to you with no registration number, ask why in writing and check the answer against the live register. How to verify before you pay
A simple sequence. First, get the exact project name and registration number in writing. Second, search it on gujrera.gujarat.gov.in and match the promoter, village and complete-by date character by character. Third, pull the land papers: sale deed, mother deed, a 30-year encumbrance certificate and the 7/12 extract on AnyROR. Fourth, walk the land. A register row proves a project exists on paper.
