Top Projects Near the Ahmedabad Dholera Expressway: A Corridor Guide

What the expressway is, in plain numbers
The Ahmedabad Dholera Expressway runs 109 km and was inaugurated on 31 March 2026 (reported). It puts Ahmedabad roughly 40 to 60 minutes from Dholera.
That single fact separates the corridor from every other belt in the SIR. The airport runway is built but not open, with operations targeted for September or October 2026. The semi high speed rail line, cleared by CCEA on 13 May 2026 at Rs 20,667 crore over about 134 km, targets 2030-31. The expressway is the piece of connectivity a buyer can drive on today, which is why it carries weight in a valuation conversation rather than a promises conversation. See our expressway page for the full picture, and the connectivity milestones guide for how the three lines compare on status.
Why corridor land behaves differently
A working road changes three things at once for a plot near it.
- Access now. You can visit, show, and build without waiting on a milestone.
- Commercial logic. Roadside frontage attracts different uses from interior residential plots, which is why commercial and residential land on the same corridor rarely price the same.
- Visibility. More buyers see the corridor, which raises both genuine demand and the volume of aggressive marketing.
What the road does not do is convert a plot's legal status. A plot can sit fifty metres from a functioning expressway and still be agricultural land outside a sanctioned TP scheme. Frontage is a driver. Status is a fact. Our commercial plots page and residential plots page set out how the two use cases differ on the same stretch of road.
How to verify a corridor project before you shortlist it
Use the register rather than a list. The steps take an hour.
- Search the project on gujrera.gujarat.gov.in by district and promoter name.
- Open the entry and match four fields: registered location, registration number, validity period, and promoter name against the person selling to you.
- Ask for the TP scheme number and the Final Plot number in writing, then check them against the sanctioned scheme map.
- Confirm the plot is inside the SIR boundary. Six TP schemes are sanctioned, and Phase 1 is TP1 at about 51 sq km plus TP2 at about 102 sq km, roughly 153 sq km together.
Land inside a sanctioned TP scheme is treated as non agricultural by Gujarat rule, which is the protection you are paying for. Our GUJRERA verification walkthrough covers each screen.
The traps that cluster along a new road
These patterns are documented across the market generally, and are not attached to any named company.
- Land outside the SIR boundary marketed as inside it, using the expressway as the proof point.
- Agricultural land sold as SIR plots.
- Missing GUJRERA numbers, or numbers that do not verify when searched.
- Assured returns and buyback promises, which RERA itself warns buyers about.
- Token countdowns and same day booking pressure.
- Agricultural land priced like developed non agricultural land.
A new expressway is the perfect backdrop for all six, because the road is visible and impressive and the paperwork is not. Keep the two separate. If the seller's strongest evidence is a drive along the highway, ask for the encumbrance certificate instead. More in inside versus outside SIR.
What a corridor plot should produce before payment
The document set does not change because the location is good.
- Sale deed and mother deed.
- A 30 year encumbrance certificate.
- The 7/12 extract, pulled on AnyROR.
- Tax receipts.
- A live GUJRERA entry that matches the project in front of you.
Then the transaction: deed, biometric verification at the sub registrar, and mutation. Stamp duty is effectively 4.9 percent plus 1 percent registration, and a registration fee waiver exists for property held in a woman's sole name. Convert every area figure before comparing quotes, since one acre is 4,840 sq yd or 43,560 sq ft, one sq yd is 9 sq ft, and a Gujarat bigha is commonly around 2,500 sq yd but is not standardised. Walk the plot properly using our site visit checklist.
Questions buyers actually ask
Is the Ahmedabad Dholera Expressway open?
Yes. The 109 km expressway was inaugurated on 31 March 2026 (reported), and it puts Ahmedabad roughly 40 to 60 minutes from Dholera. That makes it the only major connectivity link in the region that a buyer can use today, as against the airport, which is targeted for September or October 2026, and the semi high speed rail line, which targets 2030-31.
Which projects sit on the expressway corridor?
We do not publish project names, because registration status and validity change and a name without a live register entry proves nothing. Search gujrera.gujarat.gov.in by district and promoter, then match the registered location, registration number, validity and promoter name. After that, check the TP scheme number and Final Plot number against the sanctioned scheme map.
Does expressway frontage make land non agricultural?
No. Legal status comes from the town planning scheme, not the road. Land inside a sanctioned TP scheme is treated as non agricultural by Gujarat rule. A plot beside a working expressway can still be agricultural land outside a sanctioned scheme, which is a documented red flag pattern when it is sold as an SIR plot. Always ask for the scheme number and Final Plot number in writing.
