The workable pattern: video-first shortlisting and verification, one combined trip for physical inspection plus registration, or a fully remote close via PoA with a trusted nominee's physical inspection standing in for yours. What we counsel against is the zero-touch purchase where nobody you trust ever stood on the land; that is not a US-corridor shortcut, it is a universal mistake.
