Draft: specific beats general, always
A general PoA hands broad powers and creates broad risks (and extra scrutiny at registration desks). Draft specific: the named attorney, the named property (survey and plot references), the enumerated acts (execute agreement, pay duty, present the deed, admit registration, complete mutation), and nothing else. Add an expiry or completion condition. Any competent property advocate drafts this in a day; ours coordinate it as part of registration support.
Execute: at the consulate, not the notary next door
Sign before the Indian embassy or consulate holding jurisdiction over you (the miscellaneous/attestation service); their attestation is what Indian authorities recognise from FEMA-land. Local-notary-only PoAs from abroad invite rejection. Carry the drafted PoA, passport, status proof and photographs per the mission's checklist; witnesses per their format.

Adjudicate: the India-side step people miss
An abroad-executed PoA must be presented for adjudication and stamping in Gujarat within the prescribed period after receipt in India, paying the applicable stamp duty on the instrument. Skip this and the sub-registrar can refuse the document on the day, which is how registration trips die. Your attorney or advocate handles it; we calendar it as a formal milestone in every remote closing.
Choose the attorney like it matters, because it does
Family first where possible; a professional under a specific, narrow PoA where not. The attorney signs what you would sign, so their reliability is your risk surface. Pair the PoA with process controls: our desk's practice is that the attorney signs against a pre-agreed document set you have already approved in writing, so discretion on the day is near zero.
Afterwards
When the deed registers and mutation completes, revoke the PoA in writing if it has no further purpose, and file the revocation with the original's copies. Clean endings prevent strange sequels.
