The seven: deciding on the first call; treating renders as reality; skipping the N.A. and TP question; comparing sticker rates instead of all-in costs; stretching the budget to the last rupee; buying with zero exit thinking; and keeping a WhatsApp-thread paper trail instead of documents. Each has a one-line vaccine, administered below.

We keep this list because the same seven mistakes walk into the desk every week wearing different budgets. None of them comes from stupidity; all of them come from a market engineered to hurry strangers. Slow is the whole cure.

1. The first-call yes

Dholera's momentum is real, which makes urgency scripts land harder. Vaccine: a standing personal rule that no land decision happens inside a week of first contact. Real opportunities survive seven days; theatre does not.

2. Render romance

The brochure's boulevard is a drawing; the plan's sanction status is a fact. Vaccine: for every image, one question: which document makes this real, and can I see it?

3. Skipping the two-letter question

N.A. or not decides legality; TP scheme or not decides the framework. First-timers skip it because it sounds technical. Vaccine: our N.A. guide, ten minutes, permanent immunity.

4. Sticker-rate shopping

Comparing 7,800 versus 8,300 per yard while annexures hide different realities. Vaccine: the all-in written cost sheet, both offers, one column each. The hidden charges guide is the syllabus.

5. The full-stretch ticket

Emptying savings into one speculative land position, sometimes on instalments that assume a perfect year. Vaccine: land here is a patience asset with thin interim liquidity; size the ticket so a five-year wait is comfortable and a personal emergency does not force a fire sale into a young resale market.

6. Zero exit thinking

Buying without asking who buys it from you, when, with what documents. Vaccine: read the resale guide before purchase, not after: it quietly reorders which plots you should want (clean-file, TP-scheme, sensible-size plots resell; exotic positions stall).

7. The WhatsApp file

Promises in chat, receipts as photos, agreements "coming". Vaccine: a single physical and digital file: every document, every payment receipt, every written commitment, from day one. At resale, that file is worth more than any renovation.
