Dholera Projects by Village: Where Registered Projects Actually Cluster

Why the village name on a registration matters
Every GUJRERA row records a village, and that one word is your bridge from marketing to land. The village name lets you pull the 7/12 extract on AnyROR, check the survey numbers in the sale deed, and see whether the parcel sits inside a sanctioned TP scheme, where land is treated as N.A. by Gujarat rule. It also helps you catch one of the documented red flag patterns in this market: projects outside the SIR boundary marketed as inside it. If the village on the register does not match the village in the title papers, stop and get the mismatch explained in writing. Our guide to inside versus outside the SIR explains why the boundary changes everything about what you are buying.
Kadipur: the densest cluster on the register
Kadipur carries the thickest concentration of registered plotted projects in our compilation, seven or more rows: PICCADILLY SQUARE II (2022-05-21), 7 OAK PLATINUM 4 (2020-12-05), DHOLERA MARIGOLD 548 (2020-11-09), Greenera's PRIME 1 and PRIME 2 (December 2020), BLISS GRANDEUR 1 and BLISS GRANDEUR 2 (the turn of 2024), BLISS 107 (2024-01-04) and AAIJI RESIDENCY 477 (2025-07-11). The dates run from 2020 to 2025, so Kadipur is not one wave, it is a habit. For a buyer, a dense cluster means easier comparison: several registered schemes sit within reach of a single trip. Take our site visit checklist and make a point of seeing more than one before you shortlist any.
Bhimtalav: the oldest row and one of the newest
Bhimtalav holds a neat piece of symmetry. Greenera Infrawell's GARDENVILLA, registered 2020-09-05, is the earliest row in our whole compilation, and GAP Group's Aakar, registered 2025-08-19 with a complete-by of 2028-12-31, is among the newest. Five years apart, same village. That spread shows promoters returning to Bhimtalav across market cycles, and we draw no conclusion beyond the dates themselves. What matters for you is always the specific parcel: its survey number, its TP scheme status, and its distance from the trunk infrastructure already built in the roughly 22.5 sq km Activation Area, which includes underground power and fibre, piped water and about 72 km of internal roads.
Ambli, Bhadiyad, Mundi and Dholera village
Single rows mark the rest of the map in our compilation. Ambli holds PRELUDE INDUSTRIAL PARK (PAA12807, registered 2024-01-24), an industrial-named registration. Bhadiyad holds ABCD ENCLAVE IV (registered 2022-06-08, complete-by 2029-12-31). Mundi holds the newest and only commercial row, Dholera Iconic (CAA16655, registered 2026-04-01). Dholera village itself holds SHANTIBAN SKYLAR (MAA16212, registered 2025-12-15), recorded as a mixed development. One row per village today does not mean one row forever. The register moves, which is why our newest registrations guide exists and why the live check always outranks any list, including this one.
How to use the village map
Three practical steps. First, get the village and survey number in writing before any site visit, and match them against the register row. Second, place the village on the TP scheme map, since a sanctioned TP scheme brings the N.A. treatment by Gujarat rule and plans the roads around your plot; our master plan guide covers the six sanctioned schemes and the roughly 153 sq km of Phase 1. Third, keep price talk honest. Proximity to the Activation Area, the airport site and the expressway drives price direction, but nobody can promise a per-village number, and appreciation is an expectation, never a guarantee, whichever village you choose.
Questions buyers actually ask
Which village has the most registered projects in Dholera?
Kadipur, with seven or more rows on the register in our 2026 compilation, registered between 2020 and 2025. Bhimtalav follows, and Ambli, Bhadiyad, Mundi and Dholera village show single rows. Verify live on gujrera.gujarat.gov.in.
Does the village decide the price?
It shapes it. The direction drivers are Activation Area proximity, TP scheme status and Final Plot number, N.A. status, and nearness to the airport, expressway and central spine. Nobody can promise a per-village number, and we do not publish invented ones.
What if the register village and the papers disagree?
Stop the deal until it is explained in writing. The village in the GUJRERA row, the sale deed and the 7/12 extract should tell one story. A mismatch is exactly the kind of documented red flag pattern the verification step exists to catch.
