What oldest means here
We are not dating company incorporation or the first hoarding on the highway. We are dating one thing: the first project registration each promoter name shows on the GUJRERA register in our 2026 reading. That is a useful yardstick because it cannot be marketed backwards. A brochure can claim a decade of Dholera experience; a register row has a date stamped by the authority. It still has limits. A company may have operated earlier without a registrable project, and marketed layouts below thresholds may be legitimately exempt, so absence of an early row proves little. The 2020 first wave
Five names registered their first Dholera project in 2020 in our compilation:

Greenera's GARDENVILLA is the earliest row of all, and the same company added PRIME 1 and PRIME 2 at Kadipur before the year ended. C T Corporation is recorded with proprietor Bhaveshkumar C. Hakani. All rows as read in 2026, so confirm each live.
The 2021 arrivals
Chhabildas Developers registered DHOLERA SKY, PAA07924, on 2021-01-16, two days before 7 Oak's second row, 7 OAK SMART CITY, on 2021-01-18. Aaiji Group followed with AAIJI RESIDENCY, PAA09145, on 2021-10-11, and Pacificus Superinfra LLP with PALM GREENS PLATINUM 2, PAA09395, on 2021-12-01. The early names kept filing too: Fidato added LUXURIA 3 in June and LUXURIA 2 in October, and 7 Oak added PLATINUM 7 and Platinum 8 by March. By the end of 2021 the plotted market around villages like Kadipur was already taking the shape it holds today, a shape our village guide maps row by row.
2022 and after: the register broadens
Infinity Infracon's first row, Dholera Megacity Iris, arrived on 2022-05-02, GAP Group's GAP Industrial Park 1 on 2022-05-11, and the SmartHomes-linked Smart Dholera Housing registered PICCADILLY SQUARE II on 2022-05-21, with SmartHomes Infrastructure's ABCD ENCLAVE IV following on 2022-06-08 at Bhadiyad. Later first-timers include Parv Infracon LLP with SHANTIBAN DREAMS on 2023-05-08, the two Satyaja names in December 2023 and January 2024, Seksaria Buildcon LLP with SHANTIBAN SKYLAR on 2025-12-15, and Shyam Infra, whose commercial Dholera Iconic row of 2026-04-01 is the newest in our compilation. Does older mean safer?
No, and we will not imply it about any name. An early date proves a promoter formalised a project when the market was young. It does not prove that layout was finished well, and it does not price today's plots. Notice too that age and delivery timelines cut in different directions: some older rows carry complete-by dates as near as 2026-12-31, while newer rows run to 2029 and 2030. Whatever the vintage, the same routine applies. Who is the oldest developer on the Dholera register?
By first registration date in our compilation, Greenera Infrawell, whose GARDENVILLA row at Bhimtalav was registered 2020-09-05, the earliest we found. C T Corporation and Fidato Buildcon followed in November 2020. Verify live on gujrera.gujarat.gov.in.
Were there Dholera projects before 2020?
Layouts were marketed earlier, but 2020-09-05 is the earliest registration row in our reading of the register. Projects below size thresholds may have been legitimately exempt, so the absence of an older row is not proof nothing existed. Unknowns stay unknown.
Is an older registration safer than a new one?
Not by itself. Age shows early paperwork, not delivery quality. Check each project's complete-by date, its live status on the register, and the title documents. Judge the project in front of you, not the vintage of the brand behind it.
