Contractors are not developers

Two different businesses share the word builder in Dholera talk, and confusing them costs buyers clarity. The contractors on this page won government tenders to construct public facilities: a hospital, a school, the command centre. Developers sell you plots in private schemes and live on the GUJRERA register. A contractor's award tells you the city is being physically built; it is not an invitation to invest with that company. One name overlap is worth flagging plainly. Cube Construction Engineering Ltd is a contractor here, while Cube Infra appears separately on the project register with the NEST plotted schemes. SCC Infrastructure: the name on two awards

SCC Infrastructure is the only name appearing twice in the recorded awards we hold. It sits jointly on the Rs 133.68 cr Integrated Healthcare Facility with P. R. Patel & Co., and alone on the Rs 17.47 cr Food Court with its 8 kitchens and 600 seats. The two jobs bracket the range of city-building work, from a 200-bed multi-specialty hospital down to the place its staff will eventually eat lunch. The single-award majors

Cube Construction Engineering Ltd holds the Rs 72.31 cr ABCD building award, the administrative heart that now houses the operational ICCC command centre in a structure of LEED Gold design. Nila Infrastructures holds the Rs 46.21 cr Service Area Building in the same core. Build Well Engineers holds the Rs 27.99 cr Integrated School, Nursery to 12th on a 34,529 sq m plot. Unique Builders holds Rs 26.72 cr for Investor Accommodation Facilities, and Aditya Infrabuilcon holds the Rs 20.12 cr Fire Station with 11 garages. Five companies, five essential buildings, each value exactly as recorded in the government award and none of it a comment on any company's wider business.

The operators: SPML Infra and Kamnath

Two contracts run on operations rather than one-time construction, and neither carries a stated value in the records we hold, so we quote none. SPML Infra holds the Water Treatment Plant on a design, build, operate and maintain basis, the model where the builder stays responsible for running the plant for years after handover; the Activation Area's built trunk works already include a 50 MLD water treatment plant. Kamnath Pvt Ltd holds the Tent City eco retreat with 10-year operations, an early piece of the visitor economy. Operating contracts are a longer commitment than a build-and-leave job, and that longer commitment is their significance on this list.

What this list is for

Use it as a verification anchor and a site-visit map, not a shopping list. When a seller sweeps a hand at the horizon, you can ask exactly which of these buildings stand, and go look: the ABCD building and its command centre are operational, and the rest sit in award records at the values listed.
