Why these contracts matter to a buyer

Marketing talks; tenders pay. A government construction award is money committed to a specific building with a named contractor, which makes this list one of the most honest progress meters Dholera has. The awards below sit on top of trunk infrastructure already built in the roughly 22.5 sq km Activation Area: underground power and fibre, piped gas, a 50 MLD water treatment plant, about 72 km of internal roads, a 6.5 km stormwater canal and the operational ICCC command centre. The ranked table

All values are as recorded in the government awards. Where the record states no value, we quote none, and every name is listed neutrally for verification rather than recommendation.

The hospital, the biggest single award

At Rs 133.68 cr, the Integrated Healthcare Facility is the largest recorded award, a 200-bed multi-specialty hospital contracted to P. R. Patel & Co. with SCC Infrastructure. A hospital is a strong tell about intent, because it is pure service infrastructure: it earns nothing until people actually live and work nearby. Cities that expect factories build clinics ahead of the crowd. Set it beside the government-sourced target of more than 800,000 jobs at full development and the hospital reads as the social layer being laid in advance. Whether the crowd arrives on the hoped-for schedule is exactly the kind of thing nobody can guarantee, so we do not, and neither should anyone selling to you.

The ABCD building and the working city core

The Rs 72.31 cr ABCD building award went to Cube Construction Engineering Ltd, and the building now houses the ICCC command centre, which is operational, in a structure of LEED Gold design. The Rs 46.21 cr Service Area Building, contracted to Nila Infrastructures, sits in the same administrative core. These are the buildings from which the city is actually run, and that gives a buyer something rare in a young market: a claim you can test in person. Schools, fire cover, food and stays

The smaller awards fill in daily life. Build Well Engineers holds the Rs 27.99 cr Integrated School award, Nursery to 12th on a 34,529 sq m plot. Unique Builders holds Rs 26.72 cr for Investor Accommodation Facilities. Aditya Infrabuilcon holds the Rs 20.12 cr Fire Station with 11 garages, and SCC Infrastructure the Rs 17.47 cr Food Court with 8 kitchens and 600 seats. Two contracts carry no recorded value: SPML Infra's water treatment plant on a design, build, operate and maintain basis, and Kamnath Pvt Ltd's Tent City eco retreat with 10-year operations. Together they sketch a city planning for residents and visitors, not just plot registries.

How to read this list without over-reading it

Construction awards prove government spend and intent. They do not price private plots, and they do not date your returns. Use them three ways. First, as a reality anchor when a seller claims nothing is happening on the ground, or that everything already has. Second, as landmarks: the hospital, the school and the ABCD building are fixed points you can go and see.
