A Dholera site visit has one job: to confirm that the plot on the ground matches the plot on paper. With the expressway open, reported since 31 March 2026, the trip from Ahmedabad takes roughly 40 to 60 minutes, which removes the last excuse for buying unseen. Here is what to check once you are standing there.

Fix the real location before you travel

Before the visit, get the village, survey number, and TP scheme in writing, and pull the coordinates yourself rather than relying on a pin the seller sends. On the day, confirm you are taken to that location and not a lookalike site nearby. Outside-boundary projects marketed as inside the SIR are a documented pattern, and the easiest place to run that trick is on a guided tour where you never check the map. The inside versus outside SIR guide explains the boundary. If the vehicle stops somewhere that does not match your coordinates, say so on the spot and note the answer you get.

Check the access, not just the plot

Walk or drive the actual approach. Is there a usable road to the plot today, and what is it made of? Inside the Activation Area, about 72 km of internal roads are built, so a paved approach is a reasonable expectation there. Further out, access may be a village road, a dirt track, or a line on a plan, and each is a different product. Note the distance and drive time from the expressway interchange, measured, not estimated by the person selling. Access determines whether you can build, whether buyers will come later, and what the plot is worth in between. A plot you cannot comfortably reach is a plot you will struggle to resell.

Verify what infrastructure actually reaches the plot

Dholera's Activation Area has genuine built trunk infrastructure: underground power and fibre, piped gas, potable and recycled water, a 50 MLD treatment plant, and a stormwater canal. On site, verify what reaches this specific plot rather than the zone in general. Ask to be shown connection points and utility corridors, and photograph them. Outside the Activation Area, assume nothing and verify everything, because built and promised infrastructure are different purchases. A seller's phrase like fully developed should translate into things you can point a camera at. Where it cannot, adjust your understanding of the price accordingly.

Confirm demarcation and boundaries

A plot must be findable on the ground. Look for survey stones or boundary pillars, and check that the plot's shape and dimensions match the layout plan you were given. Pace out or measure the sides if you can. Confirm the plot number marked on site matches your documents, and be alert to layouts where markers exist only for the plots being shown. Remember the units when checking dimensions: 1 sq yd is 9 sq ft, and 1 acre is 4,840 sq yd, so a mismatch between the marketed unit and the measured ground is worth catching now. Undemarcated land is not ready to be sold as a specific plot, whatever the brochure says.

Read the surroundings honestly

Lift your eyes from the plot and read the area. What is actually near the site: construction activity, farms, other plotting schemes, or empty land? Cross-check claimed distances to the airport site and the expressway against your own map while standing there. Note the neighbouring projects and how developed they really are, because a plot's medium-term usability depends on its neighbourhood maturing too. This is also where marketing meets ground truth: a hoarding about the airport does not move a plot closer to it. The airport itself is progressing, with a trial landing on 4 June 2026, but its opening remains a target. Surroundings tell you which decade a location is really in.

Record everything and close the loop at home

Treat the visit as evidence-gathering. Photograph the approach road, boundary markers, connection points, hoardings, and anything you were promised verbally, with location data on. Note names of everyone you met and what they claimed. Back home, close the loop: match what you saw against the 7/12 extract, the TP scheme records, and the GUJRERA registration on gujrera.gujarat.gov.in. The site visit checklist gives you a printable sequence, and site visits describes how an organised, buyer-side visit is structured. A visit that is not reconciled against the paperwork is only tourism.

Questions buyers actually ask

Can I do a Dholera site visit in one day from Ahmedabad?

Yes. With the expressway inaugurated on 31 March 2026, reported, the drive is roughly 40 to 60 minutes each way. That comfortably allows a same-day visit covering the approach, the plot itself, and the surrounding area, with time to photograph and measure properly.

What if the seller discourages a site visit?

Treat it as a serious warning. There is no good reason to keep a buyer away from land they are buying. Documented patterns in this market include lookalike locations and outside-boundary projects shown as inside, and both depend on buyers not checking the ground against the map.

What should I photograph on site?

The approach road, boundary pillars or survey stones, utility connection points, neighbouring development, and any hoardings making claims. Keep location data on. These photographs become your record if what was promised and what exists ever diverge.
