Beyond the documents, five things need verifying before a Dholera purchase: who the seller really is, where the plot really sits, what the price is really based on, what the promises are really worth, and how the money really moves. This page covers the field and seller checks. The paper checks live in the due diligence checklist.

Verify who you are actually dealing with

Start with the person across the table. Are they the developer, an authorised channel partner, or an independent broker? Each is legitimate, but each changes who is accountable to you. Ask for the GUJRERA project registration and, if they are an intermediary, written authority from the promoter. Match the promoter's name on gujrera.gujarat.gov.in against the party your agreement will name. A documented red flag pattern is a seller whose paperwork names someone they cannot produce. Our brokers and agents page explains how the intermediary layer works in this market. Clarity about roles now prevents finger-pointing later.

Verify the location against the boundary, not the brochure

The seller's map is a marketing document. Verify the plot's real position: village, survey number, TP scheme, and whether it falls inside the SIR boundary at all. Outside-boundary projects marketed as inside are a documented pattern in this market, and the inside versus outside SIR guide shows how to check. Also verify distance claims yourself. With the expressway inaugurated on 31 March 2026 (reported), Ahmedabad is roughly 40 to 60 minutes away, so there is little excuse for not confirming a location in person or through someone you trust.

Verify the plot on the ground

Stand on the land, or have someone stand on it for you. Confirm the plot is demarcated, matches the layout you were shown, and has the access the brochure implies. Check what infrastructure actually reaches the plot today, because built and promised are different products at different prices. Inside the Activation Area, trunk infrastructure including roads, power, and water is built. Elsewhere, verify rather than assume. The site visit checklist covers the full walk-through, and site visits explains how an organised visit runs. Photographs with location data make a useful record if anything is disputed later.

Verify what the price is based on

Ask the seller to justify the number. Is it based on N.A. status, a sanctioned TP scheme position, built infrastructure, or simply proximity hope? Brokers in this market quote a range of Rs 6,000 to 12,000 per sq yd, which is indicative and unverified, and quotes move with plot status and location. What matters is whether the legal status supports the price: agricultural land priced like developed N.A. land is a documented trap. Also confirm the unit itself, since 1 acre is 4,840 sq yd and a Gujarat bigha is commonly around 2,500 sq yd but non-standard. The price trends page covers how to think about pricing here.

Verify the promises in writing

Every claim that influenced your decision belongs in writing: possession timelines, development commitments, plot dimensions, included charges, and anything said about roads or amenities. Verbal promises do not survive a dispute. Be especially careful with return promises, since assured returns and buybacks form a pattern RERA itself warns against. Appreciation in Dholera is an expectation, never a guarantee, and a seller who guarantees it is overpromising by definition. A useful habit: after every meeting, email the seller a summary of what was said and keep the reply. Honest sellers confirm readily. The questions to ask before buying guide pairs well with this step.

Verify the payment path before money moves

The final check is the money itself. Pay only through banking channels, only to the account of the party named in your agreement, and only after the document checks have passed. Get a receipt for every payment, including the token. A request for cash, for transfers to an unrelated account, or for payment before verification is a stop signal, not a formality to negotiate. Token countdowns designed to force payment before checking are a documented pressure pattern. The sequence is fixed: verify first, pay second. Any seller who wants that order reversed is asking you to carry their risk.

Questions buyers actually ask

What should I verify first, the plot or the seller?

The seller, because it takes minutes. Match their identity and authority against the GUJRERA record on gujrera.gujarat.gov.in. If the promoter does not match the person or the agreement, nothing about the plot matters. Then verify the plot's location, legal status, and ground reality.

What is a fair price per square yard in Dholera?

There is no verified public benchmark. Quotes vary widely with land status, TP scheme position, and location, and the ranges brokers cite are indicative, not audited. Judge a price by what backs it: N.A. status, a sanctioned TP scheme, and real infrastructure. A price without legal backing is just a number.

Can I rely on the developer's brochure map?

No. Treat every brochure map as marketing. Verify the village, survey number, and TP scheme against official records, and confirm whether the plot is inside the SIR boundary. Outside-boundary projects marketed as inside are a documented pattern in this market.
