Answer first: you have missed the rumour phase (pre-2024 pricing ended when the fab was cabinet-approved) and you have not missed the city (which is maybe an eighth of the way into its 30-year arc, with the airport unopened, the fab unproducing and rail unfunded until 2026). 2026 is mid-early: anchors verified, outcomes unpriced. The honest questions are ticket size and horizon, not calendar regret; and the dishonest instrument is any seller using "you are almost too late" as a clock.

"Am I too late?" is the most human question at our desk, usually asked by someone shown a chart of what 2019 buyers paid. Charts of the past are cheap; here is the sober frame for 2026.

What early buyers actually bought

Pre-fab-approval buyers bought a rumour at rumour prices: maximum discount, maximum risk (remember Vedanta-Foxconn's 2023 collapse, absorbed by exactly that cohort). Their reward was earned by surviving uncertainty most 2026 buyers would not have tolerated. Envying their entry price without pricing their risk is chart romance.

What 2026 offers instead

A shorter risk list than any prior year: cabinet-approved anchor past half-built, expressway physically open, runway physically landed on, rail cleared with money attached. You pay for that de-risking through higher entry, and you retain exposure to everything unpriced: fab production, airport commissioning, habitation, the 2030s phases. Later entrants (post-airport, post-first-silicon) will pay for those resolutions in turn. Every corridor's history is a staircase of such trades; nobody standing on it is early or late, they are simply on their step, paying that step's price for that step's certainty.

The three questions that replace the calendar

Horizon: five-plus years available, honestly? Below that, this market is not yours in any year. Ticket: sized so illiquid patience is comfortable? The step you are on matters less than not being forced off it. Verification: is the specific plot clean? A 2019 entry into a bad title lost to a 2026 entry into a clean one, every time it has been tried. When those three answer well, the entry year takes care of itself; when they answer badly, no discount rescues the trade.
