Dholera's confirmed industrial anchor is the Rs 91,000 cr Tata Electronics semiconductor fab, under construction with civil work past halfway as of mid-2026. Around it sit named allottees on government records and larger reported commitments. This page keeps every anchor with its label: confirmed, on record, or reported, because the label is half the information.

The Tata fab: the confirmed core

The fab is the anchor everything else references. Rs 91,000 cr, confirmed, under construction, with ASML as lithography partner. Planned capacity runs up to 50,000 wafers a month on 300mm, starting at 90 and 55nm before 28nm, with commercial production reported for mid-2028. The 66.166 hectare parcel was notified as an SEZ in April 2026, and more than 20,000 jobs are cited around the project. A chip fab is a demanding tenant: it needs stable power, vast quantities of clean water and precision logistics, which is why its presence says as much about Dholera's infrastructure as it does about Tata. The full detail, including construction status, sits in our fab guide.

More semiconductors cleared in May 2026

In May 2026, two more semiconductor units were cleared, one in Dholera and one in Surat, together worth over Rs 3,900 cr. Beside the fab's Rs 91,000 cr they are small, but their meaning is different: second and third commitments are how a single project becomes an industry cluster. Chip plants gather suppliers, gas providers, testing shops and packaging units around them, and each addition makes the next arrival a little more likely. We hold no further detail on the Dholera unit's exact location or schedule, so we quote none. Unknowns stay unknown until records say otherwise, and any seller who fills that silence with specifics is inventing them.

The allottees on record

Government allotment records name Tata Chemicals as an industrial anchor, with INOX Air Products, ReNew Photovoltaics and Polycab India also holding recorded land. We state them plainly and neutrally: these are names on records, without construction timelines we could responsibly quote. The mix matters more than any single name. Chemicals, industrial gases, solar manufacturing and cable making spread the city's bet across sectors, and industrial gas suppliers in particular tend to locate beside their customers, which is consistent with a manufacturing cluster forming. The full holdings picture, including DICDL's own 4,830.83 plus 1,167.87 hectares per its records, is in our allottees guide.

The reported wave: L&T-Vyoma and Tsingshan

Two large commitments carry the reported label and should be held more loosely. The L&T-Vyoma AI data centre stands at a Rs 25,000 cr agreement for 250 MW, with operations around 2028. Tsingshan's steel and EV-battery plans are reported at about Rs 21,000 cr. Agreements and reports precede construction, and either could change shape or timing. The honest umbrella figure is this: over Rs 1.5 lakh crore of confirmed private investment across the Dholera and NICDC pipeline, quoted exactly that way. When a seller rounds all of these into one glowing number, ask which parts are confirmed, which are on record, and which are reported. The difference is the whole game.

Power and connections behind the anchors

Anchors chose Dholera partly for what is already built or firmly moving. About 300 MW of solar is commissioned, with 1,000 MW sanctioned for Phase 1 and a long-range target of 5,000 MW; our solar guide has the detail. The 109 km expressway to Ahmedabad was inaugurated on 31 March 2026, reported, putting the city roughly 40 to 60 minutes out. The airport's operations are targeted for September or October 2026, a target, not an open runway, though the first AAI trial landing happened on 4 June 2026. The Rs 20,667 cr semi-high-speed rail line was cleared in May 2026 with a 2030-31 target. Anchors plus connections is the industrial thesis in one line.

What anchors mean for jobs and your decision

The jobs figure at full development is a government-sourced target of more than 800,000, within which the sourced split names roughly 312,900 direct industrial and 483,630 indirect, with electronics the largest sector potential at 87,300. Targets describe intention across decades of phased development, not next year's payroll. For a buyer, the honest chain runs: anchors support jobs, jobs support demand, and demand supports the expectation of appreciation, never a guarantee of it. Price direction near anchors also depends on the specific plot's TP scheme status and N.A. status, not the anchor alone. See price trends for how we track direction without inventing numbers, and why Dholera for the full case, stated with labels.

Questions buyers actually ask

Which companies are anchored in Dholera?

Confirmed and under construction: the Rs 91,000 cr Tata Electronics fab. On allotment records: Tata Chemicals, INOX Air Products, ReNew Photovoltaics and Polycab India. Reported or agreed: L&T-Vyoma's Rs 25,000 cr data centre and Tsingshan at about Rs 21,000 cr. Labels matter, so verify before relying.

When does the Tata fab start production?

Commercial production is reported for mid-2028, with first output at 90 and 55nm before 28nm. Civil work was past halfway as of mid-2026, and ASML is the lithography partner. Treat mid-2028 as reported, not promised.

Do anchors guarantee my plot will appreciate?

No. They support demand, and demand supports an expectation of appreciation. Nothing converts that into a guarantee, and anyone offering assured returns is showing a documented red flag pattern that RERA itself warns against.
