Top Mega Projects in Dholera: The Big Five, With Honest Labels

1. Tata Electronics semiconductor fab, Rs 91,000 crore
This is the anchor. The fab is confirmed and under construction, with civil work past halfway as of mid 2026. ASML is the lithography partner. Planned capacity is up to 50,000 wafers a month on 300 mm, with first output at 90 nm and 55 nm before moving to 28 nm. Commercial production is reported for mid 2028. A 66.166 hectare SEZ was notified in April 2026, and more than 20,000 jobs are cited for the project.
Two details are worth holding on to, because they are frequently mangled in local marketing. The node sequence starts at 90 nm and 55 nm, not at 28 nm, and the production year is mid 2028, which is a reported figure rather than a commissioning certificate. Neither point makes the project smaller. They just make the timeline honest. Full detail on our semiconductor fab page.
2. Dholera International Airport
The airport is the most visible project in the region and the most misquoted. What exists is a 3,200 m runway built to Code 4E standard, which is the category that handles wide body aircraft. The first AAI trial landing took place on 4 June 2026. Progress is reported at around 80 percent, and commercial operations are targeted for September or October 2026.
The airport is not open. A trial landing demonstrates that a runway works, not that a terminal, staffing, clearances and scheduled airline service are in place. When a seller quotes a firm opening date, ask which source that date comes from, because the published position is a target window. Our airport page and the airport facts guide keep each figure with its own label so nothing gets upgraded by accident.
3. Ahmedabad Dholera Expressway, 109 km
The expressway was inaugurated on 31 March 2026 (reported) and puts Ahmedabad roughly 40 to 60 minutes away. Of the five projects here, this is the one that is finished and in daily use.
Its importance is structural rather than symbolic. Dholera is the flagship node of the Delhi Mumbai Industrial Corridor, and a node needs to move goods and people to an established economic base before industry commits at scale. The road does that now, ahead of the airport and well ahead of the rail line, which targets 2030-31. For buyers, it also makes real site visits practical, which is the single cheapest form of diligence available. See our expressway page.
4. Dholera Solar Park
Around 300 MW is commissioned. A 1,000 MW Phase 1 has been sanctioned, and the long range target is 5,000 MW.
Solar belongs in the big five because of what it enables rather than what it looks like. A semiconductor fab and a large data centre are both power hungry and both care about the source of that power, so a large captive renewable base near the load is part of the industrial pitch, not decoration. The staged numbers also show how to read Dholera generally: 300 MW is commissioned and real, 1,000 MW is sanctioned and coming, and 5,000 MW is a long range target that should not be counted today. Our solar park page sets out the stages.
5. L and T with Vyoma AI data centre, Rs 25,000 crore
An agreement for an AI data centre at Rs 25,000 crore and 250 MW targets operations around 2028. It sits at the agreement and target stage, not under construction, and should be weighed that way.
What makes it significant is the pairing. A data centre of that size next to a semiconductor fab and a growing solar base points at a specific industrial identity for Dholera rather than a generic industrial park. That identity is the argument for the region, and it is a stronger one than any price chart. Just remember which parts are signed and which are built. More on the industrial side in our industrial projects guide.
Two more worth knowing, and what all of this means for a buyer
Beyond the five, two items deserve a mention. Tsingshan has a steel and EV battery project of about Rs 21,000 crore (reported), and two further semiconductor units were cleared in May 2026, one in Dholera and one in Surat, together worth over Rs 3,900 crore. Across the wider picture, over Rs 1.5 lakh crore of confirmed private investment sits in the Dholera and NICDC pipeline.
For a plot buyer, these projects explain the interest but they do not price your land. Appreciation is an expectation, never a guarantee, and no anchor project removes the need to verify a title. Search the project on gujrera.gujarat.gov.in, get the TP scheme and Final Plot number in writing, and pull a 30 year encumbrance certificate before paying anyone. Start with why Dholera.
Questions buyers actually ask
What is the biggest project in Dholera?
The Tata Electronics semiconductor fab at Rs 91,000 crore. It is confirmed and under construction, with civil work past halfway as of mid 2026 and ASML as the lithography partner. Planned capacity is up to 50,000 wafers a month on 300 mm, with first output at 90 nm and 55 nm before 28 nm. Commercial production is reported for mid 2028, and a 66.166 hectare SEZ was notified in April 2026.
How much investment has Dholera actually attracted?
Over Rs 1.5 lakh crore of confirmed private investment sits across the Dholera and NICDC pipeline. Individually, the largest commitments cited are the Rs 91,000 crore Tata fab, a Rs 25,000 crore L and T with Vyoma AI data centre agreement at 250 MW, and a Tsingshan steel and EV battery project of about Rs 21,000 crore (reported). Gujarat Budget 2026-27 also earmarks Rs 610 crore for trunk and logistics.
Do these mega projects guarantee land prices will rise?
No. Large anchor projects strengthen the case for the region, and proximity to infrastructure is a recognised price driver, but appreciation remains an expectation and never a guarantee. Several projects are still at construction, agreement or target stage. Verify any plot on gujrera.gujarat.gov.in, confirm TP scheme status and the Final Plot number, and price a target position differently from a built one.
