We do not publish a fixed ranking of residential plot projects, because registrations change and a list that is stale is worse than no list at all. What we publish is the method we use ourselves, applied to the live register at gujrera.gujarat.gov.in on the day you are buying. Run these five filters and the shortlist that survives is genuinely yours rather than someone's inventory.

What top should mean, and what it usually means

Most lists of top Dholera projects rank whoever paid to be on them, or whoever ranks well on a search page. That is not a quality signal and it is not a safety signal. A buyer side desk holds no inventory, so we have nothing to gain from naming projects and every reason to hand you the filter instead.

Top, for a residential plot, should mean five things: the project is currently registered and verifies, the land sits inside a sanctioned TP scheme with a final plot number, the location sits near the drivers that move value, the document chain is complete, and the total cost leaves you a realistic exit. Anything that fails one of those is not a good project at a good price. It is a bad project at any price. Read how to verify a registration before you start looking.

Filter one: the registration has to verify today

Search the project name and the promoter name on gujrera.gujarat.gov.in. You are checking four things: that a registration exists, that it is current, that the promoter matches the company taking your money, and that the land details match the plot you were physically shown.

Mismatch is the point of this filter. A registration that exists for a different project by the same promoter is not your protection. A registration number printed on a brochure that returns nothing when searched is a documented red flag pattern, alongside agricultural land sold as SIR plots and outside boundary land marketed as inside. Do this yourself rather than accepting a screenshot, and do it on the day, because status changes. If the seller's reaction to you searching the register is irritation, you have learned something more useful than the search result. The other patterns are listed in the red flag guide.

Filter two: the scheme and the final plot number

In Dholera the legal question that decides most disputes is which Town Planning scheme the land sits in. Six TP schemes are sanctioned. Phase 1 is TP1 at about 51 sq km plus TP2 at about 102 sq km, roughly 153 sq km together. Land inside a sanctioned TP scheme is treated as N.A. by Gujarat rule.

So ask for the TP scheme and the final plot number in writing, then check that both appear consistently across the agreement, the record and whatever plan you were shown. The Activation Area, about 22.5 sq km inside TP scheme 2, is the built reference point, with underground power and fibre, piped gas, potable and recycled water, a 50 MLD water treatment plant, about 72 km of internal roads and a 6.5 km stormwater canal. Being in the same scheme as that area is not the same as being near it. See the Activation Area.

Filter three: the location drivers that actually move value

Direction can be stated honestly even when amounts cannot. The drivers that move residential plot value here are proximity to the Activation Area, TP scheme status, the final plot number and what it sits on, confirmed N.A. status, and nearness to the airport, the expressway, the central spine and the planned rail.

Some of those are built and some are dated targets. The 109 km expressway was inaugurated on 31 March 2026 (reported), putting Ahmedabad at roughly 40 to 60 minutes. The airport is not open, with operations targeted for September to October 2026 after a first AAI trial landing on 4 June 2026 and a reported completion of around 80 percent. The rail line targets 2030 to 2031. Buy on the built drivers and treat the dated ones as upside rather than as the reason for the price. More in the price growth drivers.

Filter four: the documents, in full, with no gaps

This is the filter people skip when they like a plot, and it is the one that decides whether the purchase holds up.

Mutation is the step most often left hanging, and it becomes the next buyer's objection rather than today's problem. If any document is promised for later, treat later as never until it arrives. The complete sequence sits in the due diligence checks.

Filter five: total cost, and the exit you have not planned yet

Total the purchase properly before you compare projects. Stamp duty is effectively 4.9 percent plus 1 percent registration, with a registration fee waiver where the property is held in a woman's sole name. Add brokerage, legal fees and any development or infrastructure charge. Two plots at the same headline rate can end up meaningfully apart once that is done.

Then ask who buys this plot from you. Today the resale market is thin, and thin markets price on the seller's urgency. Smaller, clean, well located plots sell to individual buyers without financing, which is the widest pool available here. Appreciation is an expectation built on the infrastructure pipeline arriving, never a guarantee. If you want the shortlist built for you from the live register, that is plot shortlisting, and the options we work with sit in residential plots.

Questions buyers actually ask

Which is the best residential plot project in Dholera?

There is no single answer we would stand behind in writing, because registrations and availability change and we hold no inventory to promote. The best project for you is the one that verifies on gujrera.gujarat.gov.in today, sits inside a sanctioned TP scheme with a final plot number, has a complete title chain, and leaves you a total cost you can hold.

How do I check if a Dholera residential project is RERA registered?

Search the project name and the promoter name on gujrera.gujarat.gov.in. Confirm the registration is current, that the promoter matches the party taking your payment, and that the land details match the plot you were shown on site. A number printed on a brochure that returns nothing when searched is a documented warning sign.

What documents should I get before paying for a residential plot?

Sale deed, mother deed, a 30 year encumbrance certificate, the 7/12 extract on AnyROR and tax receipts, plus the TP scheme and final plot number in writing. After the deed comes biometric verification at the sub registrar and then mutation, which puts the record in your name. Pay nothing, including a token, before those are in hand.
